they thought by sticking closer to setia alam, they are offering the same kind of township towards their buyers... but somehow... SD doesnt really do much on the township planning of BBR... it seems like they just wanna ride on the success of SPS which SD dont usually do so...

the road along the BBR DSL township... so limited and so jam most of the time... even during weekend... SD should influence the JKR on doing something on the main road... wanna go Klang parade also need half an hour with that jam.... blink.gif blink.gif

if you familiar with this area... the flood its not that common, only occasionally during super heavy rain.... but generally the price is a very Sime Darby price actually, the previous phase developer units sold out already... I see there is new phase launching soon... but u must register for interest earlier... usually they selling it by balloting due to the excessive interest.... this area riding on the success of setia alam actually... and in setia alam for last year... you cant get brand new DSL at this kind of pricing... hence the spillover effect to this area... but now... the effect minimize... BBR getting more expensive... setia alam new launch also similar price...

as at now... dont think they can charge the similar price as new link houses of setia alam when their own BBR commies haven't matured yet... whereas setia alam already met all the basic daily necessities for its residence... and those who look for new link house nowadays operating at different bracket from those who buy superlink or semi Ds... this link house might be their first own stay house which might hold on for long time...

new launching will only keep increase due to material price and everything increase... DSL is normal link house... same... haha.... generally new township selling 22 x 75 for more than 600k at least now.... this the norm for brand new landed house... wan cheaper pricing i guess the best is look for subsales... but no free mot no discount no free legal fees all those...

house price already grown so much when u still hunting for one... haha

hahahaha... tak try tak tau ma... build first sell later... pray for the best... this is how is it now... maybe can try look around bandar puteri, aman perdana area still have some okay landed for subsales... see the agent can help ur sis do full loan or not... haha... the fees unavoidable one... 5k can find a house til 600k-700k... but she cant use it to buy car or other financing stuffs anymore...

in a way its better than PA... its true... considering its freehold, the latest phase not that close to SA but not too far.... just the road inside is really koyak til another level... and nearer to industry area... alot of of factories there are not light scale factories somemore... u wont want your house main road always kena koyak by big trucks and trailers also... haha... and if you wanna go out to city direction... have to endure the jam at jalan meru first.... jam from monday til sunday....

at least this is already a place that offered you plenty of job opportunities though... other than operational level... all the factories also need back end staffs as well... haha... nothing is perfect... have to pick the strongest point u need for yourself though... but BBR seems able to sell their landed here quite well also... mostly because of the SA factor....

elmina green is quite close to PA wor... but as you said... BBM is more closer to matured commercial offerings either from klang or from SA... elmina green currently quite stand alone... have to rely on bandar saujana utama for basic amenities... access in and out also quite tough... other than guthrie... no other major roads in surrounding... but i think their landscaping and greenery concept will be better...

yea... like bean kor mentioned... this section is a step backwards compared to the earlier phases.... the roads conditions, surrounding factories, access in and out... not really that comfortable... and not much greenery also.... and at that kind of pricing... i think setia alam p17 have some new DSL with similar pricing too... not sure about the size though...

yea... i mean in general... other developers sell it as superlink liao haha... BBR din mention it as superlink which is good thing... sime darby projects generally always use the market price from neighboring township to set their price one... and they dont need to grow their amenities fast... just rely on neighboring township amenities will do.... laugh.gif laugh.gif anyway... the jalan meru already jam until no tomorrow liao... after the first few phases of BBR vp-ed... it got worse... haha

if u already performed site visit and which one you are currently leaning towards now? follow your heart first...

but to be fair.... in term location p17 even though gt cemetery still better than near factory areas of BBR... and p17 is easier to access to SCM... but going to the vibrant shoplots part of setia alam south... i think ayra and p17 distance abang adik aje....

if u visited the site before... its not that near to the industry area of jalan meru.... but nothing special about the location also.... as sime darby as usual... very slow in bringing up a township....

for me P17 if u chosen a good facing unit.... its quite far away from cemetery actually... some even gt blocked by apartment in future.... but the size could be less desirable compare to the one in BBR....

but to say regret voting this gov just for this stuffs also kinda irrational... gov give the developer a choice on whether they wanna participate in the scheme... not all projects are not selling well where developer would like to reduce their profit and join into the scheme...

your case of win win is mostly win by you only... developer and government have no winning point here.... developer can just let you cancel your booking and sell to another buyer easily since they dont participate in the scheme means they have certain confident on the sales here... and government have to reduce their potential income also if developer decided to participate into the scheme....
