Malaysia Vision Valley or Sendayan TechValley is part of the Bandar Sri Sendayan (BSS) master plan. So i don't see a problem having high speed internet in that area.

Sendayan TechValley is part of BSS which in turn is part of Malaysia Vision Valley....

(森美蘭‧芙蓉15日訊)為了迎合“在吉隆坡工作,家住芙蓉”目標,金群利集團設定目標希望引入更多巴生河流域及吉隆坡一帶的顧客,通過與國際地產私人有限公司(GS Realty)雙管齊下的合作,成功突破集團所設下的目標,以實惠的價錢購買屬意的產業,絕對“屋”有所值。

金群利集團與國際地產私人有限公司合作,希望能引入更多吉隆坡和巴生河流域的客戶,邁向“在吉隆坡工作,家住芙蓉”目標;左一起為國際地產私人有限公司集團總裁拿督楊嘉富、金群利集團董事拿督羅根、李典和、紀順能、金群利集團副董事經理何官訓、拿汀楊翠蓮及金群利執行董事拿督林貴福。(圖:星洲日報)

金群利集團董事經理拿督李典和表示,與國際地產私人有限公司成為銷售夥伴的原因,是因為公司的市場在吉隆坡和巴生一帶佔多,因此可以協助金群利集團招攬更多來自吉隆坡的顧客,通過雙方的努力下,成功引入接近60%的外地客戶,超乎該公司設定的50%。
李典和:有信心超出30%銷售額
不僅如此,李典和透露,今年第三季度的報告中,金群利集團已經達到全年屋業銷售額6億令吉的目標,也有信心在國際地產配合下,可超出約30%的銷售額。
他今日與國際地產私人有限公司董事兼執行總裁拿督斯里紀順能,為達城Metro Park銷售處主持開幕儀式後,在新聞發布會上如是指出。
他大贊國際地產私人有限公司,是大馬最大的產業銷售公司,該公司隊伍在6個月前南下與金群利集團合作進行實驗,而該公司也相當容易適應金群利集團的政策,6個月後的成績令人滿意,達到3億5千萬令吉的銷售額,同樣超出了金群利集團為他們所設定的每月平均5千萬令吉銷售額。
他透露,金群利銷售處在6個月前遷往d'Tempat,而位於Metro Park銷售處則重新裝修迄今重新開幕,為國際地產銷售人員提供一個可以推廣金群利集團產業的地點。
郊區或南移屋業成趨勢
李典和也坦言,對於一些中產家庭而言,因為孩子逐漸長大了,有地房子提供較多的房間,是非常適合的,但在吉隆坡有地產業的價錢已經遠超出他們能力之外。
“因此,向郊區或南移已是無可否認是個趨勢了,而我們的屋業價錢更是吉隆坡的三分一。”
他舉例,吉隆坡面積22x75呎的雙層排屋現在的市價已達到150餘萬令吉,可是金群利旗下的22x80呎雙層排屋就只售50萬令吉左右。
紀順能:隆客戶喜歡金群利屋業
紀順能指出,金群利的屋業發展獲得許多吉隆坡的客戶喜歡,因為許多人仍對有地屋業情有獨鍾,再加上金群利所發展的社區,無論是基設、設備都相當齊全,讓客戶都非常滿意,成功率極高。
“相比吉隆坡的屋業,有地屋業很罕見,價錢更高,至少要一兩百萬令吉,二手的屋業也不見得便宜,反而金群利全新的屋業更能讓客戶接受。”
他指出,在過去數個月來,該公司成功與四五百名客戶成交金群利集團屋業。
他坦言,該公司現主攻金群利集團的產業發展,而接下來的目標則要視乎集團的發展速度,有鑑於金群利集團迅速的發展,該公司有信心能達到6億至10億令吉的年銷售額。(星洲日報‧花城)

大臣:利惠土著發展商 州政府不被罵‧新房屋政策3贏

(森美蘭‧芙蓉16日訊)森州務大臣拿督斯里莫哈末哈山指出,州政府今年落實的新房屋政策雖把土著房屋固打從原來的30%提高至50%,但同時亦推出可負擔房屋,這可讓更多土著有能力購屋,並相信會有七八十巴仙的土著有能力購買可負擔房屋。

他坦言,在新房屋政策還未落實前,發展商須興建30%的土著房屋固打,但價格都是介於七八十萬令吉,土著根本負擔不來,而有能力購屋的土著寧可購買開放房屋單位,土著房屋單位不受歡迎,讓許多發展商懊惱不已。
“如今,新房屋政策要求發展地段超過10英畝的發展商,必須興建50%的可負擔房屋,屋價介於25萬至40萬令吉之間,這相信會深受土著歡迎,發展商無須擔心土著單位無法售出。”

莫哈末哈山今午為大馬房地產發展商會(REHDA)森州分會會所大廈主持開幕儀式後,在新聞發布會上,這麼指出。
建廉屋可轉換可負擔屋
森大臣也透露,一些之前已獲准發展,但尚未進入發展階段的發展商,原須興建30%廉價房屋的條件,亦可轉換為興建可負擔房屋,“惟州政府只允許他們興建8萬令吉以下的可負擔房屋單位而已。”

一些發展商對於8萬令吉以下可負擔房屋面積需逾千平方尺的規格,略有不滿,莫哈末哈山補充,8萬令吉以下(C型)可負擔房屋的面積只要不少過900平方尺即可。
一房式廉屋不符要求

他強調,一房式的廉價屋已不符合現代的生活,沒有人願意住在一個“鳥籠”內,而經州政府多番研究後發現,高昂的生活費,包括屋價和公共交通費用,是造成人們無法負擔購屋的因素,因此才會有推出新房屋政策的決定。
“我相信,新房屋政策是一項三贏政策,可解決發展商、州政府和人民之間的房屋問題。
這項政策可以幫助人民達到居者有其屋的夢想,也可解除發展商不必擔心建廉價屋蒙受虧損的煩惱,而且,人民也不會因為生活負擔過重而怪罪於政府,這是皆大歡喜的方案。”

“宏願谷”料令GDP增長
莫哈末哈山也表示,森州至今的國內生產總值(GDP)已達到5.2%,他相信明年“宏願谷”計劃的開跑,這股發展聲勢會令森州的生產總值按年增長2%,直至2045年,每年可達至7或7.5%。
他也說,他將在即將舉行的森州立法議會上提呈“森州2015至2045年現代化及發展政策”,讓森州可以與時並進,邁入現代化發展。
孫興存:森去年房產交易排第五
大馬房地產發展商公會副主席拿督孫興存表示,國家產業資訊中心(NAPIC)的市場報告顯示,森州在2014年的住宅交易總數與價值分別居於第五和第六位,領先國內一些較大的州屬。

“這是一個正面的現象,相對較小的州屬正迅速成長,同時具備到位的規劃和預算,我們可預見森州接下來30年的成長將是現在的一倍。”
他補充,雖然許多人預測因為全球性經濟低迷低靡和充滿不確定性,明年產業市場的走勢將會放緩,不過森州對買屋者來說,還是一個可負擔且吸引的理想置產地點。
黃麗萍:商會贊成新政策
森州分會主席黃麗萍指出,對於房屋土著固打制從30%增加至50%,商會贊成這項新政策的落實,但仍希望州政府視各發展商能力而定,一旦房屋固打無法出售,仍可通過其他管道把房屋脫售,避免讓發展商蒙受虧損。(星洲日報‧花城)
