 Elvina, Bandar Seri Sendayan, Anyone buying ?

I got one unit just beside this Elvina phase. Castora (Hijayu 1). 22x80 also, built up 2720sqft, new unit just collected keys. 98% same interior layout. Selling same price with Elvina (515k). PM me if interested. Free Iphone6.

Selling because I already got another unit which im currently staying in Sendayan.

Letting go as I'm relocating overseas for 2-3yrs. No one to look after the unit.

It was removed already from what i heard. It was 5%+2%. But now i heard from some friends also they might remove the 2% also.

Around Elvina's price. How much difference can it be from Elvina. Side by side phase, same developer, 98% identical design and both equivalent size. Just that this one sudah siap, Elvina another 2yrs.

Very nice environment n concept for the township. Elvina is probably nearest to the club house n international school, Should be easier to attract buyer compare to other phases of BSS.

a very impressive club house! 10 lanes bowling alley is up and running (RM5 per game) with a snooker club, looks very nice.

There are 4 badminton courts, 2 squash courts, a few table tennis, and most of all, there are 2 indoor tennis courts which are my favorite! If you are a tennis player you will love it! Malaysia is not good in tennis because it always rains. But with an indoor tennis court we can play at anytime! The surface uses artificial grass with a bit of sand, feels like the Wimbledon court!!!

The club house is crowded at night, lots of people visited there for leisure and dining.

car porch: 22 x 28ft (did a rough measurement, i think it can put up to 4 cars back to back)

built-up : 22 x 52 x 2 = 2288sqft

Car porch is fully covered which can be easily convert into a huge balcony above it, that's an extra 572sqft (22x26) of space.

Price after discount = RM515k

Price per sqft = RM515k/2288 = RM225 psf

I personally love this project, i know buying property shouldn't be too emotional, but i can't help it.

Elvina & Dextora both are nearest to the club house and the international school. I think it will appreciate faster than others which are a bit further. The international school has 400+ students in their first year, but they have confirmed 900+ students for their September intake. To have 900+ students in the first year is consider a very start for an international school.

I am looking for loooong term, so no speculation involved. The potential of this project is huge, upside is favorable because it is still consider quite affordable. But have to wait for it to mature which will take at least 10-15 years.

in terms of the quality on the use of materials, of course they are not top notch, just can consider average, not comparable with EcoWorld. But the concept of this township is one of its kind!

The Bandar Ainsdale new interchange started last friday. There is a bridge which currently under construction that will connect Ainsdale to S2 height. So the sendayan is not so far frm s2 heights.

Undstd from the Matrix staff that there will be also chinese , tamil and sekolah kebangsaan in their township.

Old phase of Elvina all sold out, the new phase discount is 4+2..

Also the staff informed that another new phase (22x80) will be open up (nt elvina) and the price + another 30-40k.

Yep, i have enquired, the 2nd phase of Elvina facing park starting price at RM590k if not mistaken. But it is not facing exactly north south direction. that's why i am putting it on hold a bit.

I think so, if you use my calculation is about right, 2288 + 572 = 2860sf.

Well... the roof of the car porch is very flat and supported by pillar, so i think not much modification needed to fully extend the balcony.
