I have to agree too. I believe the location is actually ideal based from the below factors. Feel free to comment or add below rclxms.gif

1) AEON Jusco Maluri literally at your backyard.
2) Interchange between MRT & LRT(possible future MRT circle line) within 5-10mins walk away.
3) Plenty of top school options around Maluri area for your children.
4) Sunway Velocity just 5mins drive away
5) IKEA Cheras + MyTown 10mins drive away/1 MRT stop away

It's quite rare to find property with above items 1,2 & 3 within 1km radius. Hence, possibly might only need 1 car in a family for some as weekday travel to work in KL city can be done via MRT/LRT.

If anyone can find the 3 combinations of item 1, 2 & 3 above, please share it here as i would be interested to compare as well. Thanks in advance thumbup.gif

Risk:
a) Over supply - many project launching recently, tenants have more choice and the rental may be below expectation.
b) ROI need more time - purchase price above market and below not easy to cover the rental.


Hope other investor can share the views here.

Why not buy after VP through sub sales.
It may be more expensive but there will be many units to choose from and if lucky.....we may get below developer prices if economy not good at that time hehehehe

Thanks for the view guys. Please substantiate your view with current available project and provide apple to apple comparison. Nearby there is amaya and velocity both different class from this but still we can use their current price psf and rental to perform analysis on the fair asking price for lavile, in 2016 vs 2021 to see the projected return. No doubt, roi in both cap appreciation and rental will not be good these days. You cant touch this project without holding power. After all we talking more than half a mil for a unit guys... ohmy.gif

A lot of project launching recently, believe that oversupply will happen but hot area still have their selling point/ market.

Compare those are without lrt and walking distant to shopping central more challenging in future.

The Lucus and Veloecity condo nearby shopping central will become a challenging and increase risk of this project.

i agree with this. but then walking distance to the mall what development doesnt have it now. Velocity mall is opening and mytown further with the residence. their only selling point is freehold

Velocity price 20% higher than this wo... bangwall.gif I think selling point is shopping mall + MRT + freehold. Can we find similar project in the vicinity?

I think their selling price will higher than this, simply because of the locations wise where 1 coch have better location than this. If those can afford why can't? biggrin.gif
