interest rate will be shared by your loan banker, eg: 90% with *interest rate*, some may even offer 80% with *interest rate*
market rate right now should be between 4.35% - 4.45% for a 650k loan.

ermm, how you know total interest but not interest rate, mind to share the calculation ?

Ya, normally loan from bank with interest is equals to 2 houses laugh.gif thats 1 of the income for bank.
The only best way is to get a flexi loan and dump in some amount of money to reduce the interest charged and thanks to flexi loan, the mount of money is flexible and you can withdraw it whenever you need them.

Hi newbie here... For individual title, do we need to get written permission from our neighbours next door for major renovation...e.g changing house facade and external paint colour?

I like that they are doing a lot of activities in the Arc, but frankly, I don't like the Arc. It's just so primitive and is feels like a car park with all the rough cement instead of something nice. For a developer that kept on promoting the Arc as though it was a showcase, the Arc is a pretty bad spokesperson for IJM.

I went & visit the site last 2 weeks & it seems the road leading to phase 1 to 5 houses are quite narrow and there's a lot of small roundabouts. I wonder whether the road can cope when occupancy rate increases later on.

It's a vast contrast if compare it to Eco Sanctuary tongue.gif

Have you see the roads and roundabout of desa park city? Similarly narrow but it is deemed as best liveable township in malaysia

I think they blocked one of the roads on the right side, thus both have to share that narrow two lane road. I believe once that other lane is opened, each way will have two lanes.

desa park city is overrated. It looks nice inside, but once you are outside of it, there is so much chaos in menjalara, kepong, sri bintang, sri sinar, etc. And don't forget the moment you are out of desa park city, you face the super jammed LDP. it's a nightmare getting in and out of that area daily.

The narrow roads are designed in such way that motorists wont speed while driving in residential area....

U have no idea how ppl drive these days..within residential envlave...Especially those ppl w supercars.....

there is nothing yet in ES but sales gallery only, so hows the comparison made ?
besides, ES is listed as premium township in EW while BR is more to a mixed of low/mid/high end development, therefore you should feel at least some premium feeling wink.gif
