So after clarifications made, the "M" banker said the additional rm200++ is a one time service charge.. after this I won't be seeing this additional charge, so will monitor. Mine is level B-21

Hi, can elaborate more? This flexi acc is all banks u r referring or only certain bank? And what if already sign Loan Agreement, can it still be flexi to change here and there.. 😁

200+ is the processing fees. but some bank able to waive that away. depending on banks.

Most of the banks have flexi plan... you better check with your banker to see whether can make ur loan flexi or not... you must be cash rich... rclxms.gif

Have booked a block C unit.
i am applying a flexi-loan as well. Doesn't mean cash rich but at least can offset some of the interest.

Hi would like to ask if the phase 2 development at Ampang Ukay for affordable housing project (Selangorku project) is true? I was not informed about this when purchasing unit there. Worried that it may effect the phase 1 market value later. Any comments?

You may realize, there are many upcoming new projects next to rumahwip. The facilities are sepearated. From my prospective, it doesn't block phase 1 view and it is not a big concern. Market value is base on willing buyer. The location wise, i find it is very convenient to access hot city area via AKLEH

I assume that Selangorku project will be build next to the phase 1 project, which will be part of the 88 acre land. Although not sharing facilities, but still who wants to buy a 750psf soho condo, if there is a cheaper 3 room apartment adjacent to it with the same prime location. It doesnt make any sense to me. How would it not affect prospective buyers? The problem is if the projects nearby rumahwip are from different developers then its fine coz prospective buyer can decide whether to purchase it or not based on their own judgement. but this phase 1 and 2 are from same developer. Btw, the news released was in march this year based in their official website. Even their own agents didnt know about this. By now most of phase 1 are sold.

You have the point. However, it depends of nature of the buying interest such own stay or collecting rental. I do believe it will generate some impacts as buyers have more choices and both are competing price psf and rental in a long run. No to forget, there are lots regulations abiding on the affordable houses where owner can't rent out and also have minimum year of occupancy restriction.

What is the nature of your interest to buy the unit?

I spent 30mins flip thru here and realise the showroom that i just visited still have aplenty units yet to sell out.

Dude, is this reliable? Now already mid of 2017 and they target to completion will be on end of 2019, i seriously doubt they could deliver on time. Notwithstanding this, all feedback i gethered here is quite bad (delay of SPA, enforced of 5% dp or otherwise prop price will raise etc) i am definitely not convinced of this prop at this moment. Kindly give me ur thought of this..
