not sure de this is why need someone to input here.. The stadium view only 4 units so it seems to be a small plot being allocated. The high tension view at the back almost 8 units.

If that is the case, what will developer do with RM12mil (RM20k x 600 units) in a year? FD? Mutual fund?

I am not from this field... just curious only..

I didn't claim that I collected many cheques. I am saying our agency as whole. There are about 150 agents doing this also.

Developer needs a lot of cash flow in the beginning because from foundation to facility, they won't get much from the financing bank.

Offtrack a bit....
Using the above scenario, within a year of downpayment and prior to signing SnP, what will developer do with the money if and if construction does not begin? What investment will they do?

The purchasers money are kept under the HDA account. The developer won't be able to use the money easily as the usage is controlled under the regulation. Interest earned will be kept in the account too.

No worries la Mr.Agent, the money will be kept by the lawyer client a/c to earn interest.. hehe!
but this is not usual for developer to test market before they officially launch the product or could be due to the approval timing of their licenses.

ultimately they should already have the full drawing is just a matter of the "mode of sharing"

I think they use need 30% sales then can jalan already.

These are the stuff buyers should be worry about:-

- Developer track record
- Cheque deposit terms/refund
- FOC stuff
- Land title now 99 or need to renew/ who will renew

Also, typically many will be rejected for loan. So those rushing in to place cheque are mostly haven't check their entitlement on loan with banker.
