Anyone using tuya motor curtain (cheaper) can integrate with HA?
In terms of functionality (not really HA related)
Let’s say the curtain already closed, but opened halfway
Would the tuya/switchbot detect if the original position’s changed and can still closed/open at the right position?

Smart switches, might wanna look into those no neutral wifi or zigbee switch

Back when wifi switch first came out, you'd need to loop in neutral wire besides live wire which is not really available in most household. Now got switch without neutral wire, just need to put capacitor between the neutral & live cable for your lights.

There was a post in fb that someone paired aqara/sonoffzigbee to tuya zigbee succesfully. I’ll have to look it up again

Might need to use homeassistant to link up to that aqara alarm

If your electrical work still ongoing, have them add neutral behind all the switches
There's slightly cheaper smart wifi/zigbee switch that don't require neutral wire but you still need to add capacitor between your lights (i don't think this applies for xiaomi zigbee wall switch ones)

Smart curtain, either you go for the robot curtain (just put on rail) or just the motorized curtain (replace your rail). Only difference seems to be on the sound when it's running, not sure if motorized curtain more silent than robot curtain

IP camera, you'll need to consider..
1) Camera using wifi or POE LAN? extra cost for wired setup, POE ethernet adapter
2) Need to add UPS? (if blackout)
3) Battery powered camera?
4) Cloud camera or local camera with AI?

From my experience, it can still work without capacitor but your lights might turn on/off randomly for a second or so (when not switched on)

The ones i re-use are aqara pir zigbee motion sensor, is there a better ones out there with wider range?
I use for my room detection, but now I just combo with my ‘chair’ detector (door sensor + car seat sensor) for presence detection since sometimes when you’re sitting/not moving it doesn’t detect person.

Anyone using 5 gang wifi/zigbee switch or know where to get one? I've got like 2 units of 5 gangs at the hose
Can't find any on lazada/shopee yet, seems like the only one I could find was 2 switches combined into one.
Also, if anyone needs google coral, I'm letting go my m.2 pcie cause my laptop m.2 slot only for sata.

That seems to be the limitation with motion & pir sensor, if you're sitting still it doesn't register movement.
Some of the cheap solution people have come out so far are:

1) Modify door sensor as chair sensor, that way when you're sitting it will detect you're there.
2) Using weight sensors (if on bed)
3) Object detection like identify dog in room (but this requires ip camera to indoors which might not be preferable to most people)
4) Room assistant, you could have something like bluetooth tags attached to the dogs collar. So if it detects the the bt tag in room, you can just set condition to keep the fan on
