Yes, agree that construction is pretty fast. Believe all purchaser should be happy with this.

However the question is not this. People was questioning about the claim doesn't follow the construction sequence which most of the developers usually don't do that.

Looks possibly like SkyLuxe in bukit jalil though from the term affordable luxury rather than Nidoz. That top right picture don't seem to match with either the 1200 or 1400sq.ft units

Agreed. Some more is big size. doable rental in desa petaling is not even touched to 1.5k for fully furnished. 2k or above rental is a challenge, no doubt exsim products can lure some hopper jump to this.

my friend bought leyuan residence 700k , rental only up to RM2000 maximum (partly furnished)

i would say , nowadays RM700k project hardly fetch up to RM3000-RM3500 rental eventhou fully furnished .

whilte nidoz , leafz , central residence, starz residence , mostly are aiming for Bandar Malaysia (HSR KL-SG) , once this big project has done , most probably after 2020 yrs , RM3000 rental shall not be a problem since this location just 2 minutes drive from Nidoz /Leafz/Central/Starz

Your friend got below 4.0% yield not really healthy, sorry to tell this. I think leafz has much better rental yield then, sorry to tell this. Agreed, most new developments aiming HSR and MRT line 2.

He use for own stay
Rm500+ psft freehold title kuchai lama low density.

I dun think nowadays u can get fh title at this price already.
Leafz rm700 above psf.
And leafz rental yield also not tat great,while the design and workmanship are the reason to attract own stay buyer while not flip investor
