Few people told me that pr1ma in cyber already open for registration last time. But when I call and check pr1ma still not yet.
And i never knew they are having terrace house for pr1ma. I tought for congested and developed city like kl and cyber will only have condo/apartment type for pr1ma.

Those buying earlier expensive studio or smaller size condo gonna feel the pinch with many affordable homes being intro in cyber...

Nope. They still got the distance factor especially if renting out to students. If for own stay, any place tops Cyberia.

I went to the sales office today at Glomac. Only 1 admin (not sales) attended to me. Zero information on the project except whatever is shown on the website. Location is further off Kirkby/Dell. I believe this connects to the other end of Symphony/Areca/Sejati. Indicative pricing is 500k onwards but 1mil is considered >500k too. brows.gif

The Pr1ma units however might be a steal depends on the pricing. If it is ~300k, it will beat Masreca 19 hands down given the BU and density.

Yeah, making sense, distance factor still something to consider.. Masreca price from 250k-280k.. Probably this pricing goes to apartment/condo, abt the landed terrace if its in BTW 500-1mil, still reasonable as the land size are big, Min land size was 22x 70.. So 22 x 70 if 500k onwards still reasonable, but I thought those aid house should be below 400k?

Since this project in the pr1ma list, they must launch.

Selangor gov hv more power in selangor land. For big development without rumah selangorku plan... no go no approval.

Last time so many hype to imitate similar as Silicon Valley. You can see what happen now...
After that hype of 1MDB, but unfortunately accumulate more debt than income... You can see the TR Exchange not even start to built... What happen next, not sure...
Similar as upcoming development coming in JB... But pollution is more imminent...

Only KLCC area a success but luckily C race keep it alive, if not dead town again...

So what next?

but theres a moratorium of 6 years.. rolleyes.gif

I went today. 620k for 22X75. No extra rebate. The 550k plus is for 22X70, but i think that makes the back yard abit too small.

Location of the site is just behind the HP Cyberjaya and LHDN cyberjaya.
After going for site view, i feel like the place is around Sejati, upcoming Areca and Ceria Residence.

CyberSouth is located quite further than this Laman View. CyberSouth is around Hotel Sepang, Dengkil area.

Build Up
1) 22' x 85' (build-up 1,828 sf)
2) 22' x 75' (build-up 1,680 sf)
3) 22' x 70' (build-up 1,680 sf)

Pretty agree with that and just 550k can own the landed house,freehold and coming developed town.

As accordance to the staff it's selling really hot "a guy was lining up 3am morning just to get the 550k unit"..Not sure how true is that, but when I probed the staff appears quite true all the 550k units are sold out..

I anyway wanted a bigger unit so went for the 22X75 one.

I was originally eyeing cybersouth originally, but think don't think I like the fenceless concept + it's a bit further south to CBJ, thus go for this more traditional house thingy.

For 22×75, the build up is small coz it has 15 ft behind for extend.
It is not G&G, thus no maintanance fee.
The price is cheap with one condition, cannot sell within 6 years from the date of MOT

From the date of mot? Construction 4 yrs, then wait mot for 2 yrs and 6 yrs from mot, then need to wait at least 10 years?

This terrace project is actually a really good deal. The staffs also said the price is below market price. Where else can you get a freehold landed double storey for 500-600k in cyberjaya.

The next reasonable price range is ceria residence 700-900k, other than that, everything else is 1m+.

As I know now is pre-launch phase but they're selling already. They told me 22x70 is sold out & 22x75 is selling fast..that's why wanna try book one this friday for me.

Prima apartment are on the left and right of this double storey...on the upper right is the 2nd phase double storey with GnG but havent launch yet...on the top side are the high rise condo...also havent launch yet...

the sales seems to be going quite slow today. I guess its bcoz its only left with 22*75 and 22*85, 22*85 r expensive while 22*75 have the same built up as 22*70, but cost 85k more. 5 feet for another 85k is not reasonable. Not many people attended the open day too.

If HP expand their campus further, then another 60% space will be fill up with workers. Currently only 6,000 staff on 30% land. Imagine the number of workers .....

Potentially another 10,000 more workers can be hired.

All, just to summarize some points I observed over this development.

Plus points
- Reasonable price considering landed nearby are selling at >1mil
- This is still within the Cyberjaya domain (although border) + driving distance ~5mins from CBD
- Freehold
- This is phase 1 launch, more phases are upcoming
- Further growth observed in Cyberjaya to south west area - which seems to slowly move this place nearer to center of Cyberjaya

You need consider this before buying though:-
- Cannot sell after 6yrs of MOT signing (i.e. 3-4 years after development complete). Thus expected most buyers are "real" residents
- No G&G facility provided i.e. no maintenance fees. The residents need to unite & form a program for hiring guard/security.
- Next to Pr1ma side, there is expected to be good mix of Malay, Chinese, Indian in the community.
- For people who prefer predominantly single-raced community this might not be appropriate
- I realize quite often people associate Pr1ma to "low-class" residents, I do not consider it as true. Pr1ma is not low-class flat that can be bought at sub-100k price range, there is filter process for paygrade(2.5k - 10k), living address, family status + people cannot flip/rent it within 10 years. Thus people buying this are more like people who really want to live here for long who won't want to make it a terrible place

- Further growth observed in Cyberjaya to south west area - which seems to slowly move this place nearer to center of Cyberjaya

You need consider this before buying though:-
- Cannot sell after 6yrs of MOT signing (i.e. 3-4 years after development complete). Thus expected most buyers are "real" residents
- No G&G facility provided i.e. no maintenance fees. The residents need to unite & form a program for hiring guard/security.
- Next to Pr1ma side, there is expected to be good mix of Malay, Chinese, Indian in the community.
- For people who prefer predominantly single-raced community this might not be appropriate
- I realize quite often people associate Pr1ma to "low-class" residents, I do not consider it as true. Pr1ma is not low-class flat that can be bought at sub-100k price range, there is filter process for paygrade(2.5k - 10k), living address, family status + people cannot flip/rent it within 10 years. Thus people buying this are more like people who really want to live here for long who won't want to make it a terrible place

Yes, think cannot be gated - more of grown trees that blok cars from entering. And residents need hire guard for car entrance checking.

Next phase at 1mil? SA said one ah?

SA said one.. it will hav a clubhouse..and same pricing as other project at the same area.. the current phase cheaper coz it was a deal with cyberjaya management or smthg.. to bring in people to stay in cyber by restricting sales within 6 yrs... the cheapest project nearby, ceria terrace house with clubhouse is selling at 800k+..

it was mentioned earlier this condition was removed already. You don't have to be working in cyber to buy this project. I bought one unit but not working in cyber. btw, this project all sold out already?

public bank agent told me all abt the same.. should just choose the most convenient bank for yrself.. hlb agent said should choose lower spread one..so tat there is less space for increment later.. as spread is fixed aft loan approved but br can fluctuate..my fren told me, all bank rate will eventually come to abt the same.. just choose one tat u feel comfortable with...dunno whom to listen to.i think choose bank tats strong enuff so as br wont fluctuate so much.. coz br depends on how much cost involved for bank to lend us the money..if bank strong, dun need borrow money fr other bank, less cost..

This project they're not offering free loan legal fees, you have to budget around 2% for loan legal.

KUALA LUMPUR: Perbadanan PR1MA Malaysia (PR1MA) is targeting 250,000 units of affordable houses to be approved by its board of directors by year-end.

Chief executive officer Datuk Abdul Mutalib Alias said that to-date, the board had approved 153,000 units in 110 locations nationwide except for Labuan.

“We have received a total of 1.016 million applications so far for the PR1MA houses and the demand is overwhelming,” he told Bernama at the balloting ceremony for the PR1MA @Cyberjaya 1 project.

PR1MA homes are targeted at middle-income Malaysians with average monthly household income of RM2,500 to RM10,000. They must be over 21 years old and do not own more than one property for individual or family.

Abdul Mutalib denied that PR1MA houses, which are priced from RM100,000 to RM400,000, were getting too costly for the people.

“So far, our house prices have not exceeded RM400,000 and for most projects, the average price ranges from RM250,000 to RM300,000 a unit, with very few priced at more than RM350,000,” he said.

He said although second-time buyers were allowed to apply for PR1MA homes alongside first-time buyers, weightage is given to first-timers.

if I remember correctly.. there's reserved namelist for prima house.

if any those failed to get loans, those name in reserved list would given the units nod.gif

does everyone know if we wanna get the free snp and free snp legal fees, we need to take same lawyer for both snp and loan? and on loan side, the developer snp lawyer is not giving any discount on loan legal fees.

anyone know how much do we save from their free snp and free snp legal fees?

and how much roughly is the loan legal fees?

would like to compare if take developer lawyer better or take own lawyer better.

Developer only provide free snp legal fee. We have to pay for MOT legal fee, stamp duty, loan legal fee etc.

You can contact the lawyer to get a quotation from them. Usually there's discount on the professional fee, 30-40%.

Yea wei, they have waiting list since bumi quota full. Those in the waiting list will get informed if any bumi unit released. Btw, they also don't allow bumi to buy non bumi allocation.

the law firm said no discount on loan legal fees, which is quite unreasonable, as those who bought houses before would know its quite easy to get up to 50% discount on loan legal fees with any law firm...the developer side said if use own lawyer they won give free snp as they dun wanna follow up with so many lawyers...

last time my sis in law actually use her own lawyer for her property and developer still give free snp..though they complaining at the back its troublesome..

I suggest you get an official quotation from them, again request for discount (free SPA).

Then get another quotation from your own choice of law firm (without free SPA). Compare the total cost and decide which to go with.

This one is a guarded facility provided..still an individual title. ..unlike setia eco glades with strata title with shared facilities clubhouse..maybe some1 can enlighten us on strata g and g vs individual g and g..

I wonder how they get approval. As far as I remember, for g&g must be strata title. Only older development might have individual title.

Individual title vs strata title. Not going to breakdown into pros and cons coz pros for me might be cons for others and vice versa.

For individual title
1. Common area will be taken care by local council
2. Owner can renovate to extend the property/ alter facade
3. Might look cluttered over time as owner renovate and change the colour and facade
4. Cheaper maintenance

Strata title
1. the management will need to maintain the common area
2. Not allowed to alter facade of the property without approval from management
3. Uniform look
4. Higher maintenance cost

Have just signed my legal documentation..even the lawyer was confused with the title...
And u know wat, we hav to pay for maintenance fees as they now call it g&g....so its nice for them to say they turn it into g&g at their own expenses, but in the end the fees will eventually b incurred on us..as they din state properly how much the maintenance fees would be..u wouldnt know how much they gonna ask us to pay later..and we r not the proper g&g also..but paying maintenance for g&g..😞

Plus mot and all other legal fees our houses have bcome so exp oredi..

One more thg, the developer is really poorly trained..they din advise properly on the legal fees, the law firm actually received lots of complaints on legal fees as the purchasers were not informed properly beforehand..i personally contacted tue developer agent to enquire abt all the legal fees issues, at first she told me she is not sure abt it, but when prb arise, i called her again to clarify, she was almost like scolding me, saying she has no time to attend to me and ask me to drop her a msg..in the end she din reply the msg also...so its not really they r poorly trained, they have prb wth attitudes too!

Btw, i remember that developer will cover the cost of security for 6 months, then after that it's left to owners to manage. Possibly the maintenance will be determined by the owners?

I have no complain so far as I expected those legal and mot fees already because before the soft launch I asked these information already.

Furthermore, we are getting this piece of gem way below market price.

I called up earlier today - seems like their speech is much aligned now. This is NOT a G&G scheme but rather a guarding scheme (+ fencing) as this is individual title. Free guarding service will be given for 6 months, which thereafter if residents decide to continue the guarding service we can continue to hire/ change another guarding service provider.

that day i went to laman view show room n asked, the shoplot which located beside it only completed 10 years after. It's like that "land" only have the double storey and the pr1ma apartment (completed at year end 2018). others land beside are all empty @@

whats the difference between guarded (with perimeter fencing) vs gated & guarded? Does that mean no proper guard house and boom gate?

Yes bro, that's only within Laman view. The adjacent land to Laman view also doesn't seem to have any development planned yet. The nearest would be in the direction towards Areca contempo and sejati residence which is at least 500m away....

Do you know what will be surrounding Laman view? I saw Mydin in Ho Chin Soon's map, it's somewhere between sejati residence and Laman view. Then opposite would be Emkay's proposed residential. But I doubt Emkay started planning for this piece of land.

You might want to call the sales office and enquire.

As far as I know previously all Bumi allocation fulfilled and there's waiting list in case any earlier bumi purchaser dropout due to any reasons. Only this week onwards SPA is ready to sign, so you might be lucky to get any released unit. Loans approval also quite tight recently, so still ada chance.

Buyer for our own benefit should ask the question, is ALL legal fee covered by the developer? Spell it out:
-Legal fee on S&P
-Stamp duty on S&P
-Legal fee on Loan agreement
-Stamp duty on Loan agreement
-Disbursement fee

i called last week and registered for the waiting list for bumi lots (22 x 70). I am the 50th. I used to work in HP which is situated beside the site and yet i missed the chance to get a unit. For 22 x 75 I am the 20th.

Surprisingly there is 4 available lots for non bumi for the 22 x 70 units. And bumi's cant buy the non - bumi lots

no one seems to be concerned with the maintenance fees mentioned in snp? my fren bought a condo with mct, maintenance fees cost rm50 for the clubhouse, and she was already complaining abt it, saying it wasn't mentioned when she bought it, and is considering to cancel the purchase now.
When I told her abt the maintenance fees with this project, not even for clubhouse, she think i'm ridiculous to have signed the legal documentation... Now im really worried.. as the amt is not stated in the documents, they can really charge anythg they like in the future, and as far as I know, they only provide playgrd and surau, which are not really used by everyone, and also, these facilities are supposed to be maintained by the majlis perbandaran if this project is under individual title. I do not see any reason why they are charging us the maintenance fees... Maintenance fees is a long term commitment, in long run we may be paying even more than what they spent to build the fence or provide a guard for 6 months..

Not really a concern, the maintenance is for security expenses. Besides that, the developer will handover the management to owners within 1 year if not mistaken. So owners will get to manage the cost and decide on the maintenance fee after that.

Ya i checked with the sales agent - correct understanding that they won't charge us maintenance fees. In 6 months they will hand over back to us to decide for the security guard to go for.

Honestly based on my 10 years experience buying higheise strata...

Maintenance fee of 31-35 cents per square feet is the norm right now, any developer that try to sell u strata unit that preach otherwise is bullshiteing u especially for a good maintained apartment-condo.

The cost to hire guards, fund electricity, water in the common area, repair fees have gone up considerably the last couple of years....

The higher maintenance fee is what separate a good condo/high end apartment from the low cost flat....

However i depends on u how u gonna foot this extra expense...either from ur pocket or u have other fully paid property that the rental can fully be used to cover ur maintenance cost...

Do you think we should demand the developer to state black and white, what they meant with the clause stating maintenance fees will be borne by us? What are included in the maintenance in their view? To avoid any argument in the future? it is not safe if we just get verbal promise..

the lawyer has not executed the spa.. so i do not have a copy yet.. but the legal assistant fr the law firm said she has written in to question abt this clause... she is still waiting for the reply... Will update once I got a reply fr her..

The agreement will bind all owners to contribute maintenance fee. Why the confusion? Without such agreement, it's not a proper guarded scheme as owners can opt not to pay. Now since its in the agreement, the management can take legal action on owners that do not pay. This agreement is crucial to ensure all units contribute and share the cost to maintain the security.

If I understand correctly, the developer will bear the security cost for 6 months and will handover to owners to manage after that. Thus probably no maintenance fee will be collected by developer. So yay! This is good for owners.

For maintenance fee it usually covers operation cost, this includes labour/ security, electricity, water, and other maintenance of common property. so if there's a proper guard house and boom gate, there's electricity usage and probably water usage too. Of course those expenses will need to be covered by our maintenance collection.

Anyway, I agree to clarify if it's not spell out clearly in the agreement. I've yet to see the SPA or DMC, so those that have can get the lawyer to clarify with developer.

The price seem expensive as there dun has utilities such as swimming pool etc.

I think it's a good PRIMA project, low density and each unit wf 2 car park. Decent price and its in Cyberjaya! Plenty of people in queue if u let go your unit.

yup, those in waiting list registered before PRIMA closes the registration. I'm not sure how many registered, but for sure it's in the thousands. There's 325 units only for Laman View Prima. First batch if got people let go, then second batch gets...then 3rd batch and so on, for sure all habis.

I rejected the offer. is about 300k per unit, price is no really cheap but consider moderate. Limited facility such as swimming pool etc, i think no worth. There is more lower price project by gov in Cyberjaya.

i take type A with 3 bedrooms. you in reserved list what number? if you between 1-150 then chances are high, but i think only left type A and C.
ya you need to be patient, last time i submit document it's took about 2 weeks to get feedback. unsure.gif

From my perspective, I would like to recommend is block B. This is because block B design will more nice than block A. And it will be higher and no building will block the view (level 8 and above)

I took middle floor. I think the middle floor not applicable. I more prefer quite place.
The staff told me that NE or SE direction (Sun rise) will more better because we can dry shirt in the morning.

Ya, I'm also scared roof could leak 5-6 years down the road. Still can't sell by then. I've never live in a high rise before, so would just want to know what it's like living on top floor.

Regarding which face unit, I can only choose the one with evening sun side.

Quite a number of buyer loan approve but they haven't proceed with signing snp only, they think of want proceed or let go.

Get the normal terrace house if it's still available. For Pr1ma I don't think still have chance, they already close the registration long time ago and there is long reserve list! They process batch by batch to get successful applicants to choose the unit and sign SPA. If anyone dropped out, then the next batch in reserve list being called in. The process cycle goes on and on until all units sold.

I think it will take quite a while to get 100% signed SPA.

There's Phase 2 for pr1ma in Laman View...not sure when they will launch. If you are qualified then register with pr1ma once they open for registration.

You can't purchase direct from developer, all needs to be processed through pr1ma.

Do you need to pay extra like lawyer fee? My lawyer fee included in the loan.

just wanted to know if the terms are any different than other development. Coz SPA normally quite standard as residential is under HDA.

what exactly did u req fr the developer? the lawyer has said she would clarify with the developer abt certain clauses, but till now no news. I guess the law firm would b on the developer side too as they r giving them big business.

i also dun think developer would giv in, as we oredi paid 10k for the deposit and if u withdraw u will lose 1k, they would think no one would wanna lose the 1k by not signing snp.

I did ask the legal assistant to go through imp points with me while signing the snp and loan document, she did not mention anythg abt the developer being able to amend the clauses in the documents, which i would think this is the most imp. Learnt a big lesson now, should nv ever trust a developer law firm..

should we gather up, demand the developer to at least clarify some of the clauses which r bias and extremely unfavourable for the buyer?

I will call them later again. The letter mentioned can sign on or before 3rd November 2015. We still have today and tomorrow can sign.

I already prepare the 10% and just wait lawyer firm only.

I just call my lawyer firm, they said I can sign the SPA and DMC on Saturday (7th November 2015) at cyberjaya.

My lawyer firm said that we can ignore the date on the letter.

I think you better call the lawyer to ask when you can sign the SPA?

maybe your bank already help you send the offer letter to them. the lawyer firm assistant told me if i send the offer letter to them before i go to sign, then i no need go twice. they can 1 shot gao dim. else i will need go there 2 times. this is what they told me.

Guys, for the landed I think you need to understand the background.

This is individual title, not strata title property. The developer is not selling it as G&G. Developer throwing in free perimeter fence and guard house + 6 months free guards (with condition that MP Sepang approves). This is just freebies for purchaser.

Thus, as the owners we will need to setup Resident Association and determine the maintenance fee. It's for the owners to decide how many security guards needed and their quality. There's no common facilities as the road and landscape will be maintained by MP Sepang.

There will be no JMB as it's not strata title. I guess there's wrong expectation that this is similar to normal G&G development. So if u understand the difference, I don't think there's any special terms that is so unfair to purchaser.

PR1MA only for apartment/condo in Klang Valley. The Price range from 220K - 350K (cyberjaya).

The double storey terrace project are not under PR1MA project (Under developer)

need some advice. I have bought the double storey terrace house at laman view, but few dys ago received a letter from Pr1ma saying i got chosen to buy their pr1ma house, by the same developer. This is too co-incident, I have nv expected I will get the cyebrjaya one as was more hoping to get alam damai, which is closer to where I stay.

Do you think I should take the offer? its weird to be buying 2 property at the same place, and pr1ma house is mainly for own stay..

lousiest law firm i have ever come across... adambacheck... i wish i can switch law firm now... have nv come across such irresponsible law firm.. Everything u ask them, they promised to reply you but they failed to keep their promises everytime.. I have to keep chasing and chasing.. till i felt really sick of calling and emailing them again and again.

I called up again just now telling them 2 months ago their law firm ppl (i dun even know who the person is, they will nv intro themsleves) called me to ask for legal fees, they promised to send me their bank details as i wanted to do a bank transfer, however, after waited for like a wk i did not receive anythg fr them. So i chased up with the legal assistant whom i signed the legal documents with, she said she would check but again, nv get bac to me. My last msg to her I was really annoyed already, I told her if she doesn't get back to me I would just leave it as it is. She nv reply my msg at all.
When I called up just now, the person who received the call just said the person in charge was in the toilet, and paused there, like she wanted me to decide what I should do myself, wth!! shouldnt you the one to work out what to do? I have made so much effort to contact them and the way they respond to you is like they don't care about you!!

I also sent an email 2 dys ago to their law firm email, and still, receive no reply fr them. WTH!!!!! what kind of law firm is this, it is not like I am chasing for money from them but i am paying them money instead!!!!! I really hope they do know the way they behave is really not acceptable!!!!

u will nv know if they gonna charge u late fees. u've paid for the legal fees? did they contact all of you? Guess what, we are supposed to get the invoice from the legal assistant on the day we sign for the legal documents. I did not receive such thing from the irresponsible legal assistant I have been dealing with, mayb you all should check if you receive such thing, as I am sure she doesn't just deal with me.

I felt like this PR1MA thingy the process is super slow. Developer also can't do much but wait for PR1MA. Any new buyer here?

Ya we know they have a lot to handle... too many cans of worm!

It's supposed to be deliver more affordable homes. But looking at how 1 development to even fully sold all units, it's taking ages. If open to public, I think it has been sold out months ago.

I have friends who registered for PR1MA, but from the registration to balloting, it's like never ending wait.

yup i also considered getting one to stay where i am then when i research what pr1ma is under...which dept...i give it a pass. my friend actually call up housing ministry to ask abt it and they wash hands saying this is not under our jurisdiction...call the other dept.

I would say leave it to those that really need for own stay.

It's not worth to invest coz the holding period is 10 years and I doubt the appreciation for Pr1ma will be that good coz ppl will not pay high price for it. So choose wisely.

Honestly iy wont be 10yrs.

It will take at least 4 yrs to build....u just need to hold for 6 short years nia...

Ownstay to me is an longer term investment.

If want to curi curi rent out....make sure your tenant can get along well w your neigbours...not you...haha

Not a sound investment for pr1ma. Even if they can get along with neighbours and all, if your tenant destroy your property or default they know you won't dare make police report and all because you are also renting out illegally. Either way you lose. The project is meant for those that need affordable housing in this crazy times.

I heard for prima, rumawip you have to come out for the 10% downpayment on your own and also all legal fee borne by buyer, 0 discount for downpayment and legal fee is that true?

ok thanks and just quickly flipped through the earlier posts. the BU 1680sqft looks small for 22X70 but for RM550K no complaint though.

I just realize there is restriction of reselling 6 years after MOT. since this is individual title, means need to hold for 6 years after VP before can sell, true?

Individual title, so can Reno to extend if unit too small. And yes, need to hold 6 years, but title is already out, so start from the MOT date. Cyberview wants more own stay, that's why the restriction is to encourage owner occupier.

I think not many ppl see this photo before. This is Laman View overall view.

The terrace house in the middle is Phase 1 landed. Behind it is playground, football field....Further at the back whole stretch will be Maple Residence.

Far right is Pr1ma Phase 1.

Left will be future Pr1ma Phase 2, Govt apartment and private condo.

In front beside lake will be commercial unit.

Theres masreca 19, aspire residence and laman view near each other.

BTW those looking for a cheap affordable apartment, but dont want to buy under PRIMA or rumah selangorku can pm me.

My friend selling new property in Cyber 900sqft 3 bedroom apartment fully furnish with 2 carpark. Price from rm360k. He said price is cheap because SPNB(Gomen Linked) subsidized the land acquisition cost thats why the private developer can sell so cheap.

Near but cannot see from laman view. Masreca distance is like from lamanview to sejati residence/symphony hills.
Masreca and aspire just opposite each other.

Masreca also should hand over by this year, hope more ppl stay on this side of cyberjaya...

Looks very decent the overall masterplan. Good initiative to attract more own stayers to move in to Cyberjaya with affordable landed/ condo and good quality development. The 6 years lock in will drive investors away. thumbup.gif

How many car parks are allocated to the apartment next to maple residence? Can foresee a lot of cars park along the roadside from maple to main road.

2 car park each unit. Few lucky units even have 3 car park. Anyway, it depends on MP Sepang if they will be strict in this area. If you see Cyberia, no car park outside because they will tow the car away. They r very strict is some of the areas in CBJ.

To all lamanview phase 1b buyer, I'm sure u've oredi received a letter from hillstrand asking for late payment fees, security charges, and maintenance fees. Do you guys agree with the security charges and maintenance fees?

The break down for the maintenance fees are as follow:
refuse collection--2.2k
cleaning and upkeep of road and drain and open space area-- 1.8k
landscape maintenance on roadside table and open space area-- 3k
electricity fr street lights and compound lights--1.5k
total estimated expenses: 8.5k per mth
average expenses per unit: rm60 per mth

Security fees: rm100

I have personally email a letter to the lawyer, bank and developer, to let them know I would file an official complaint to financial mediation bureau, bar council, and tribunal for homebuyers' claim if they do not waive the late charges. Maybe you guys should do the same too as it is extremely unfair to us that we need to bear the fees when the one who cause the delay in loan disbursement are them.

So cheap their expectation of service and maintenance cost breakdown 😳. Im in JMB previously and the cost to run a 100 unit condo is at least 40-50k monthly.
