Located at Mont Kiara in Kuala Lumpur, a renowned high-end residential community, the site enjoys a prime location with proximity to Istana Negara (National Palace in Malaysia), and comprehensive facilities in the area including international schools, medical centres and large-scale shopping malls. On the other hand, the site also enjoys easy access to various arterial highways, and a mere 15 minutes drive to downtown Kuala Lumpur.

Management commented: “Being the capital city of Malaysia, Kuala Lumpur is regarded as relatively maturely-developed in terms of its city and its property market, and with its residential property demand growing steadily. PJD usually wont sell cheap (YouCityCheras also selling RM800psf noawadays). With Duta crown + China developer JV, the price will be at least RM1000 psf.

I think it is still "real" MK. Jln Duta Kiara, so most likely it's the big site which is cleared next to hartamas regency 2 (in btw HR2 and the highway). walking distance to solaris MK. neighbours are kiaraville and seni and HR1&2.

there are many resi skyscraper in MK already. i like the series of low rise blocks with a few taller ones in the middle. add variety rclxms.gif

Yes.. i actually reli like CG danga bays design.. varying heights like 20, 23, 26 etc.. will add beauty to d skyline...
I still waiting fr country garden to build mega project like danga bay in KV..

btw, prop slowdown in china gting worse.. they btr expand oversea at a faster rate

maybe 1800psf is before 30% disc for those ltv 70%, or its a buy 2 free 1 type of thing.

Jus find pop statistics fr KV as a whole.. KL maybe nt increasing a lot as some high density apartments are redeveloped to mid dense high end ones like bsar south etc... Selangor is increasing rapidly though

From The artist impression it looks like low rise blocks, very nice . 900-1000 PSF is pretty OK for this location for mid size units 1000-1500sft in size. Even further away locations already launching this pricing. But the highway next to it is a negative ...

KUALA LUMPUR (July 6): China-listed developer Agile Property Holdings Ltd plans to launch its debut project in Malaysia in the third quarter of 2015 (3Q2015). Called Agile Mont’Kiara, the project will be developed by its wholly owned subsidiary, Agile Real Estate Development (M) Sdn Bhd.

Agile Real Estate Development CEO Wilson Ren said the company was “very excited to be a part of the Malaysian property landscape”, citing its “huge potential, stable economy, regulatory environment, social security, market and price points, especially in Kuala Lumpur.

These factors, he added, “make Malaysia a new frontier for property development in Asia”.

Agile will source 100% of its on-site workers locally. With the planning, construction and launch of two projects in the pipeline – in Mont’Kiara and Bukit Bintang – the company is looking to create at least 1,000 jobs in six years.

“Our aim is to become a leading developer in Malaysia within five years,” said Ren.

Agile Mont’Kiara is a high-end residential project with a gross development value of RM1.4 billion. It will consist of 11 towers with facilities such as sky deck, jogging track and 24-hour security surveillance.

not much blocking for kiaraville, perhaps block C units only, Agile's tall blocks are nearer to the main road of duta kiara, seni view for klcc should not blocked at all.

Dropped by their showroom today, i must say its quite impressive. The ID looks like from China, if you have been to china's hotels or service apartments. Thats something refreshing.

Only thing that pulls me back for the 44 storey units are only service by 2 + 1 service lifts. During peak hours i dunno how long need to wait for the lifts. Moreover each lift only for 1 side of the block, 2 units per side and 1 lift.

China developer to launch RM1.2bil project

PETALING JAYA: Hong Kong Stock Exchange-listed Agile Property Holdings Ltd is proving that there is good demand for Mont Kiara living by building a RM1.2bil residential project there.

Through its subsidiary Agile Real Estate Development Sdn Bhd, the Chinese developer bought the 10-acre land from PJ Development Holdings Bhd (PJD) early last year for about RM200mil and is jointly developing the project.

Agile Mont Kiara, which will have a residential title and a gross development value (GDV) of RM1.2bil, will feature 11 residential towers with units ranging from 1,162 sq ft to 5,037 sq ft.

There will be four 44-storey blocks, two 18-storey blocks and five 8-storey blocks with an average price of RM950 per sq ft.

The development was considered the lowest density in the vicinity, Agile Real Estate Development (M) Sdn Bhd chief executive officer Wilson Ren told StarBiz.

“We want to build a community, a private environment where people can walk around and get to know their neighbours,” Ren said.

Facilities include a six-acre environmental deck, which is a large recreational space in the centre of the development with the residential towers surrounding it, a sky deck as well as five units of retail spaces to be managed by Agile.

Construction had just begun and is slated for completion in about two years.

Agile Mont Kiara will be officially launched in mid-October.

So far, there have been about 400 registrations, most of which were interests expressed by neighbouring residents.

“I don’t think there is an oversupply situation in Mont Kiara. Perhaps affordability is an issue in the neighbourhood with the bigger units but since the location is good, there will be continued demand to live in this area,” Ren said.

Ren said he expected a good take up when Agile Mont Kiara was launched in spite of Malaysians being very careful and pensive about their purchases now.

“The property market here appears to be soft in terms of transactions. But the fact that the economy is down makes it a good time to invest in property, as you can then reap the appreciation in value later,” he said.

Agile’s venture into Malaysia is its first international foray.

With the China property market slowing down, the move had made good sense for the company, given its skills in property development and other accomplishments in railway technology as well as its friendship with Malaysian companies such as Tropicana Corp Bhd and PJD, with whom Agile had partnerships, Ren said.

Apart from Agile’s joint venture with PJD, the Chinese developer is co-developing a 3.14-acre land in Bukit Bintang with Tropicana Corp Bhd, from whom it bought the land. The three-tower high-end serviced residences will have a GDV of RM2.5bil and will be launched in the first half of 2016.

“We want to design properties with lasting value, hence we pay special attention to design and quality. Malaysia has a similar culture to ours in China and it is very close to our headquarters in Guangzhou.

“This is our first time overseas, so we need the stability of a familiar place. We want to understand this place first and it helps that we have strong friendships with a few local developers,” Ren said.

Agile is on the lookout for big parcels of land in the Klang Valley to develop townships.

“We will focus on low-density living,” Ren said, adding that Agile was not planning to go into Iskandar Malaysia as the southern region was quite saturated.

“It is better to remain in Kuala Lumpur now for the population and economy,” he added.

Agile is also looking for land in Sydney and Melbourne, Australia. However, nothing specific has been outlined so far.

“Our Chinese competitors Country Garden, Green Land and many others have launched projects in Australia. They have come away with good sales,” Ren said.

“We will do it a step at a time. For now, we have enough land to develop over the next 10 years.”

The award-winning Agile, formerly a furniture manufacturer, has completed about 90 projects in China and Hong Kong such as the Agile Mountain of Guangzhou, Hainan Clearwater Bay, Agile Garden ChengDu, The Luxury House Nanjing and Agile Garden Shenyang.

IMHO, Looks like a good project / concept in a good location.

However, price a little on the high side at this particular economic climate.

Any idea on the progressive interest payable during construction since there is no longer DIBS...any thumb rule to go about to calculate absolute price including progressive interest during construction?

Seni's maintenance fee including sinking fund: RM 0.25 psf (used to be RM 0.22 psf 2 years back)

Tiffani block A's maintenance fee including sinking fund: RM 0.30 psf (still maintained at 30 cents thanks to the fantastic job of the JMB...we even got a month's free 3 years back due to excess funds).

Pavilion Hilltop: RM 0.30 psf for now if am not mistaken

went on weekend to see the show unit and the block H most unit booked, except the 1600++ sqf still half of it not booked. So far only open 1 block, they mention will be launch on nov. If the price rm 850-RM900 psf will be acceptable. Walking distance to Publika and Solaris.

block H and I is stick together, see from outside look like together but actually is separate.

Only 3 lift. Really hard to explain the lift design. Some unit can used 3 lift to your unit, some only can use 2 lift to your unit. You have to see the layout plan only know what I mean.

i went to check out their sales gallery few weeks ago. i was interested on the smallest size 12xx sf and was told the block comes with 88 units (2 units each lvl , total 44 levels)

i saw the layout plan , it comes with a lift for 2 units each floor, i thought i made mistake and double confirm with the sales person. she said there is another service lift outside. means that 88 units sharing a lift + a service lift ! it's too packed to cater 88 units isn't it ? correct me if im wrong

it still have a service lift can serve for all 4 units. Actually facing the swimming pool , it can be serve by 3 lifts and facing highway can be serve by two lifts only. The lift is not side by side like what you think. You have to see the plan only can understand the lift location. If using the service lift for the unit facing swimming pool, you have to use the back door to enter your unit. So mean the front door and back door must using the same key to avoid forgot to bring the back door key.

think still ada service lift as back-up.

villa park serdang got more than 4-5 lifts. got 1 time during midnight all lifts same time broke down. none of it can function.
my friend stay there around 17th floors and his wife 7 months pregnant.
what to do?... no choice he just carry his 7 months pregnant wife walked up the staircase from G floor till 17th floor.

location wise -> best.
developer -> hard to judge as from China, despite they have a lot of development outside malaysia.
investment -> too many choices in mont kiara. unless buy for own stay.

Not in your consideration list , is because of the price, layout or location.

Price definitely is reasonable
Location is perfect walking distance to publika (100m) and solaris (50m) .
Actually I just do not like the lift layout.

agile location good, it's the last piece of land in the "main MK" enclave, as it sits next to seni and kiaraville. only thing is, be mindful of the highway just next to it if you're sensitive to noise.

yup be careful facing highway units. sibeh jialat noisy. this product sure lower grade than mk seni. pavillion hilltop also same same lower grade.

mk seni sibeh well plan oh... no unit direct facing highway and only service area macam corridor for workers and service lift face highway only oh.

Actually I'm more hesitant on local developers as so far, most abandoned or delayed projects are by locals. Those established ones are fine but can be a bit on the higher end side due to that. Don't mind paying for quality besides the other usual considerations.

Think most recent projects are having shutdown in take up rate except for a few rare gems.

My take is that this project is a bit too high under this poor economic uncertainties. Is it still 950 psf before discount or there is latest update?

But the "few unit " selling 1 year jor also can't finish geh....

It doesn't change the fact that the take up rate still low rite? anyway I never visited Sefina and Pavillion so haven't encountered in situation like that. It definitely gives a great tip for me to ask for the sales chart when I visit others in future.

Just visited their sales gallery last two week,
the new sales package really attractive.
But I saw buses stop by and a lot of China "tourist" drop by to their Sales Gallery.
Worrying who will be your neighbour when move in?
Saliva, rubbish, and everyone speaking the very China mandarin loud loud every corner of the condo, you still think you staying in Mont Kiara?

they sometimes entice ppl from china to come to msia and buy their houses..

most buyers originate from china...

Location wise superb regardless MK or Dutamas.
But not their marketing, they are like more welcome Chinaman with good bargain compare to their first launch to Malaysia which i suppose to Malaysian buyer.

With many CHINA men on the rise in sub monk kiara area the end of lucrative address will be sooner than later. Can't imagine them staying in that area with rest of good locals and high flying expats. Miserable mixture.

Regarding the high way facing concerns (dust and noise), I must say this should not be an issue because Taman Desa Papillon is also highway facing, but their marlet price is still high.

As always, there are many naysayers talking down MK. But I just spent a week there and I 'm still LUVING IT!
Wonderful place, great environment, superb location. Just like it's surrounding neigbourhood of damansara heights, hartamas, and bangsar, it will always be a great place to live.

Package is 20% rebate. Unit include a/c, oven, fridge, washing machine and wardrobes only for master bedroom, no kitchen cabinets.

Only left the 3rd block with all the low floor units available. The last and final block is only for sale to the china buyers.

I contemplated too to be honest but the pros of this development outweigh the cons. Plus, we don’t know what kind of tenants they would be, or how many of them. I think the agent is bluffing that there will be many China folks staying there. Normally most of these China buyers buy for investment. Only a handful will treat it as a holiday home or stay here. One thing to note is those who buy the units for investment are bound to rent it out to any Tom, Dick and Harry, so be prepared to see all sorts of folks renting there.

As for those uncivilised China folks, according to a friend of mine, they come from the rural countryside and the reason they became wealthy is due to the Chinese gov't buying up their land. Those who are from the city are much better.

If you're one of the early buyers during launch then the short answer is yes.
If you're a late buyer, like me, it's highly likely that they will use this clause to counter our request for LAD.
To be honest, this sort of clause is very pro-developer and I don't think it's fair.
But if they're generous then maybe they will give some compensation or gifts, I don't know.

A guaranteed completion should not be the reason they could put a clause in such a way. They're obligated and contracted to complete whatever project they commenced because it's their business.
Other rebates and all other promos are their marketing strategy to attract buyers. Likewise, this should not be the counterweight as well.
When any development gets delayed it affects us financially so we should get compensated.

I honestly don't know where that guy got the RM7xxk figures from. He may either pluck it from the sky or he mistakenly compared it with a wrong project.
Do your math. The starting price is RM1.18Mn for the smallest unit. In order to get to RM7xxk, the developer has to provide 35 - 40% discount.
He kept on comparing Agile Mont Kiara with Hartamas Regency 1 & 2, and even put the Icon Residence above the segment. sweat.gif doh.gif

Best you look elsewhere if I were you.

Last I checked for the 1,162sf unit in my last visit over a year ago, it costs around RM 8xx k after rebates. And it really depends if there are loan drop out units.

I should think by now, all of them will be gone, unless there are still a handful of such units due to the above scenario.

Agree with both.

They just recently removed the block alphabet on block K and A. I'm not sure if they plan to remove for the rest of the blocks.

On the neon green sign, that's another doh.gif. Would look much better if they use white instead or none at all.

There are a couple other stuff that look very unsightly such as "welcome home sign" at the entrance but I think those are temporary.

By the way, VP is underway for some of block H units. It will be by stages for the remainders

This stretch of road's traffic is super terrible. Absolutely zero city planning. Expect more haphazardly parked cars around. Making MK into a very low class neighbourhood now.

Same opinion as you with regards to the unit's lift lobby . Of course getting in out is an issue but I think potential buyer / tenant would not feel good / great when they come out from the lift. Would need to think twice if want to spend big sum .

It's not MK residents cars, it's people who come here to hangout.

MK Solaris watering holes.
163 Plaza, 1 MK Plaza, but that's a lot further down.

The area around Agile is because the roads cannot cope. Only one road servicing the entire MK core area.
The traffic lights near Solaris also cannot cope.

Now is CMCO is not so bad. Normal rush hour, fuh havoc.

The lifts was surprising convenient for me .

Lift doors open and unit front door is already greeting me (private lobby feel) unlike other condos where you have to walk a long a corridor to get to ur unit especially if side lot . View of the garden/condo area was not bad with large windows and dual balcony at low floors.Higher floors get view of the KL skyline and water tower......if you are a person that like views.....can enjoy the view at the 40th floor skyclub as well...low floor view is the common grounds so you can view your children or visitors from one of ur balcony...and ur other balcony has the view of solaris or arte (can enjoy the light show lol)

The other pros is that no nearby units are facing the unit so won't have nosy neighbor being able to look into your units, hence privacy...i.e. personal lifts, private lobby (2 lobby per block...i.e. 1 large lobby to get to 2 units per floor) and etc ...another interesting fact is there is two entrance to the unit.....front and back door......front face the lift directly (2 units will have this) while back leads to the garbage area and service lift (shared by 4 units)........most condo have only one entrance....so a unique factor

location is great (albeit the jam and the entrance if driving.)...solaris and publika is conveniently nearby....walking distance......and hopefully when the condo stores open....necessities and food is easier to get....i.e...just by the entrance.....

The cons is quality of units and common area could be better for the price paid but since its under defect repair ...maybe this will be solved soon and hence might not be a con..........other con could be facilities might be packed if everyone starts using it but with mostly foreign buyers not sure that will happen......so far don't feel crowded/densed.....

feel like one of the better unit design I seen in MK but have not seen Pavillion or MK11 and those high class luxury condo yet....

so far the condo give me a feel like almost staying in landed or resort hotel (like those in PD) which is rare.....most condo give me a claustrophobic feel

oh another pro.....got good community and neighbors like nasizwan from lyn that are very helpful

particularly interesting is the design on the unit and layout is so far unique as compared to other condos...probably china style layout which is diff compared to the other condos in MK (or other area) .....i,e the private lobby, lifts, dual balcony, two entrances, large common area....

if only there is mrt then be more than perfect.... smile.gif

This auction price is like the original sell price at launch.

Visited the place. Its huge , units are not bad . But personally didnt like the 1 lift per 2 unit thing.

Had to wait for the lift a few times during viewing itself. Overall felt its a very foreign style of development.

But if the price drops and becomes like arte auctions. This would def be a good buy.

Thanks. I got mixed replies from different people. Most said no. Info on the internet is mixed as well. I also don't know any examples of foreigners buying from auctions.

I understand that all foreigner property purchases need to be approved by the State governments. Would you know how that works for auction purchases? Transactions can be voided if they are eventually not approved by the State? Thanks. 🙇🏻

Consent is just a formality. Will be granted as long as purchase price is above 1M.

Got auction unit before reserve price at 990k. Only single bidder. But the bidder still requested the price to be raised to 1M. Coz he is foreigner. End up buying at 1M.

I checked the floor plan of the unit, actually 1 or 2 bathrooms are windowless.

Did developer provide internal pipe duct so that ceiling fan can connect and suck the air to outside?

If only a fan sucking air to ceiling, the air will stay there and the smell and moisture will slowly spread to everywhere in the condo.

If I only look at Agile's Chinese name and Kami (I guess no chinese name), it's very obvious to me that they should have very different positioning.

Quite noise from the basketball field but not sure the noise level in the unit.

My HK friend invested there said she regretted buying cos majority residents are from mainland China. HK and mainland culture always clash, I guess.

Depends on whether balcony is open or close and whether you like it close or open. Facing highway, it’s bound to be noisier

Heard that an owner sued the developer for some water leak issue and won the case. Got paid RM 500k.

KUALA LUMPUR: A Singaporean-American couple hoping to settle into a tranquil life under the Malaysia My Second Home (MM2H) programme were left disappointed after purchasing a RM2.66 million condo in Mont Kiara.

This is after their unit in Agile Mont Kiara Condominium was deemed uninhabitable due to severe defects, including leaks, cracked walls, and mould infestation since 2021.

The couple, Ho Yui Luen and Ho Shuang Li (plaintiffs) then sued the developer Agile PJD Development Sdn Bhd (defendant) after enduring more than four years of stress, hotel stays, storage fees, and endless defect rectification work.

According to the court document, the plaintiffs conducted an inspection of the parcel right after they got the key on Feb 4, 2021, and discovered that the property was riddled with severe defects that rendered it unfit for occupation.

Among the issues identified were water leakages, structural wall cracks, incomplete finishes due to poor workmanship, and inadequate waterproofing.

The plaintiffs decided to move in on Nov 6, 2021, after the defendant had carried out several rounds of rectification works on the rooftop, including hacking, applying cement, installing a torch-on membrane, and re-flooring.


However, the couple claimed that the defects remained unresolved and, in some instances, recurred which have further impacted their ability to enjoy the parcel.

Yui Luen, in his testimony, said the issue had severely disrupted his life due to constant interruptions by the defendant's workers carrying out rectification works, the stress of recurring defects, and the need to repeatedly move in and out of the unit.

He said his daughter suffered frequent headaches due to mould growth, which affected her health and social life.

The father also testified that his daughter often complained of "living in a storage room" due to packed boxes and hanging racks in her bedroom.

Meanwhile, the developer argued that they had delivered the vacant possession notice to the plaintiff together with amongst other, Certificate of Completion and Compliance (CCC) certifying that the parcel is safe and fit to be occupied.

The company said the plaintiffs did not, at any material time, challenge the validity of the CCC or the manner of the delivery of the vacant possession and the alleged defects were minor.

High Court (Construction) Judge Nadzarin Wok Nordin, in his judgment, disagreed with the defendant's claim, stating that during his site visit, he found the dampness to be severe and the unit uninhabitable.

"I found that the defects persisted on the day of the visit and the dampness was sufficiently visible to the naked eye.

"In my opinion, the defects were sufficiently serious to render the parcel uninhabitable — all the more so as it was marketed as a high-end condominium.

"The defects especially the water leakage is, in my view, severe and significant, and demonstrate the defendant's failure to construct the parcel in a good and workmanlike manner," the judge said in his ground of judgment recently.


Nadzarin said the defendant had also breached the Sale and Purchase Agreement (SPA) by failing to construct the parcel using good materials or in a workmanlike manner.

"The parcel has numerous defects, including, but not limited to dampness, water leaks, water ingress, a waterproofing system which has failed, wall cracks, flooring issues, and incomplete finishing work which has yet to be remedied properly.

"The defendant failed to follow standard practice in carrying out the rectification works properly and diligently, particularly by not engaging qualified experts to conduct thorough inspections using specialised equipment to detect water leakages," he said.

The court then awarded RM189,538.15 in special damages, RM200,000 in general damages, RM100,000 in exemplary damages, and RM20,426.84 in liquidated ascertained damages (LAD).

Nadzarin also ordered the defendant to issue a letter of guarantee and indemnity to rectify the defects within six months from the date of the judgment.

Lawyers San Peggy, Chin Yu Yen, and Lee Yen Jia appeared for the plaintiffs while the defendant was represented by Lee Pay Wen and Vivian Than On Yee.

KUALA LUMPUR: A Singaporean-American couple hoping to settle into a tranquil life under the Malaysia My Second Home (MM2H) programme were left disappointed after purchasing a RM2.66 million condo in Mont Kiara.

This is after their unit in Agile Mont Kiara Condominium was deemed uninhabitable due to severe defects, including leaks, cracked walls, and mould infestation since 2021.

The couple, Ho Yui Luen and Ho Shuang Li (plaintiffs) then sued the developer Agile PJD Development Sdn Bhd (defendant) after enduring more than four years of stress, hotel stays, storage fees, and endless defect rectification work.

According to the court document, the plaintiffs conducted an inspection of the parcel right after they got the key on Feb 4, 2021, and discovered that the property was riddled with severe defects that rendered it unfit for occupation.

Among the issues identified were water leakages, structural wall cracks, incomplete finishes due to poor workmanship, and inadequate waterproofing.

The plaintiffs decided to move in on Nov 6, 2021, after the defendant had carried out several rounds of rectification works on the rooftop, including hacking, applying cement, installing a torch-on membrane, and re-flooring.


However, the couple claimed that the defects remained unresolved and, in some instances, recurred which have further impacted their ability to enjoy the parcel.

Yui Luen, in his testimony, said the issue had severely disrupted his life due to constant interruptions by the defendant's workers carrying out rectification works, the stress of recurring defects, and the need to repeatedly move in and out of the unit.

He said his daughter suffered frequent headaches due to mould growth, which affected her health and social life.

The father also testified that his daughter often complained of "living in a storage room" due to packed boxes and hanging racks in her bedroom.

Meanwhile, the developer argued that they had delivered the vacant possession notice to the plaintiff together with amongst other, Certificate of Completion and Compliance (CCC) certifying that the parcel is safe and fit to be occupied.

The company said the plaintiffs did not, at any material time, challenge the validity of the CCC or the manner of the delivery of the vacant possession and the alleged defects were minor.

High Court (Construction) Judge Nadzarin Wok Nordin, in his judgment, disagreed with the defendant's claim, stating that during his site visit, he found the dampness to be severe and the unit uninhabitable.

"I found that the defects persisted on the day of the visit and the dampness was sufficiently visible to the naked eye.

"In my opinion, the defects were sufficiently serious to render the parcel uninhabitable — all the more so as it was marketed as a high-end condominium.

"The defects especially the water leakage is, in my view, severe and significant, and demonstrate the defendant's failure to construct the parcel in a good and workmanlike manner," the judge said in his ground of judgment recently.

Chinese developers are already a bit dodgy at the best of times. Add to that their inexperience with dealing with the humid climate conditions here.

Can see Forest City is a real timebomb after being uninhabited for 5 over years.

A weak feature of ibs is weather proof. more likely local contractor lack experience in weather proof ibs building.
