Not much info on this yet, brand new development.

They say that this is "part of upcoming Connaught Place lifestyle mixed development" but can't find any info on Connaught Place either.

I suppose it's near Taman Connaught / Cheras?

I called their office and now is not open to public yet. Registration can. Freehold. But no idea about the price.
It is opposite Maxim Residences. From the illustration, it sit next to the MRT station.

I called Maxim and now left only bumi lot.

Yes. This is the replacement project after Cheras Centre Point. Phase 1B is 30 Stories high (Serviced Residence), 10 Units Per Level. I know an agent that can bring in for Private Preview viewing (APDL is not out yet). Kindly PM if you are interested.

Type A: 1771 (5R) starts at RM 1.02 mil - 26 units
Type B: 1143 (Dual keys) starts at RM 670k - 52 units
Type C: 958 (3R) starts at RM 553k - 129 units
Type D: 592 (2R) starts at RM 364k - 26 units
Type E: 632 (2R) starts at RM 382k - 25 units

10 units per floor

First there is ccp residence. Later because of a "spin off" from large master plan to launch Annex, a subset forum was started. That is the history.
The ccp residence remains the larger master plan that contains annex and many future releases..

i think developer have to give at least 15% discount on this...
Any idea what is the projected rental yield?
conservatively i think its only about 3.5 to 4% with fully furnished hmm.gif

the news is the reason why The Annex was stopped when it just launched in 2014

Basically, a part of the land was previously acquired to build station, in addition to the Taman Connaught MRT. You will notice another station in the previous brochure

But somehow, the plan was cancelled and the developer is suing them for this
That's what I learnt so far

(2) Bedroom2 has the door to A/C ledge. Tradeoff in privacy.
It clothes are to be hung/washed there, all users have to assess Bedroom2 which trigger a larger degree of privacy tradeoff
(3) The Pantry is not near to any window to dispose the cooking smoke/heat.

(1) Living hall looks spacious compared to Type-D

Con:
(1) The only tiolet is shared by all users. Hence, accessing from Masterroom while forgetting to unlock it after use, will cause inconvinience to other users. 
One alternative is to disable the toilet assess from Masterroom.
(2) Bedroom2 has the door to A/C ledge. Tradeoff in privacy.
It clothes are to be hung/washed there, all users have to assess Bedroom2 which trigger a larger degree of privacy tradeoff
(3) The Pantry is not near to any window to dispose the cooking smoke/heat.

Before the pedestrian bridge that connect to it's phase 2, developer will build another pedestrian bridge across the road which will be ready around when phase 1 is complete.

route 1 is for reference to imagine, which when phase 2 is done, the 100 feet pedestrian bridge will connect to it. The way pass through in route 1 is phase 2 site ( time frame 00:55 ~ 02:28 in route 1 video ). The road will be close when phase 2 start construction. Or if phase 1 complete while phase 2 not yet start construction, then this route will be available exactly.

route 2 is the route for phase 1 to use while phase 2 is under construction. Another normal pedestrian bridge will build across the road.

If phase 1 completed while phase 2 not yet launch, or both phase 1 and phase 2 completed, in this case you have 2 routes as options.

Of course, you can go through majestic maxim and it's pedestrian bridge or others way which need to cross the road if you wish. Just share this 2 routes which I found the most easy for Annex.

Route 2 relatively has minimum exposure to sun/rain. The initial pedestrian walkway way beside the road, is a bit narrow.

If only there's similar walking clips(by others) to nearest MRT/LRT stations for all other new launching projects. This way, audiences have a better visibility to verify/judge those projects that claim to be "walking distance" to nearest MRT/LRT stns...

Thanks for your compliment. I will try to do video clip like this for the project I involve in that claimed walking distance to public transport.

Actually route 1 will has minimum exposure too when phase 2 completed.

connaught one i ask one high unit after rebate nett 535k only... then connaught one a good buy lor??
friend keep saying that area fengsui not good.. headache...

ya mostly the cheras sentral.. MRT linked but still kennot up
and the road in front got some sharp corner (100% quoted from my friend.. not me saying doh.gif )
connaught one memang attractive sia.. with the price, layout and short distance to MRT confused.gif

Aster cheras just VP when fully occupied will have foot traffic
Majestic Maxim just VP ppl taking MRT will walk pass
If add connaught one will soon this area full of new ppl

previously this mall in middle of no where serving landed house around .

Now the silka hotel reopen too

Curious why the 18-3 at lower floor with the same sqft and unit number has a higher reserved price than 26-3 and 26-3A...

Hmm..this 18-3 has higher price potential (to go south)

Ever since the launch of ConnaughtyOne which is nearer to MRT stn than this project) owners who did rental play realize there will be a tough competition to find tenants in the future.

So owners need to look for other strategy to do rental play.

The strategy has never been and never will be a 0-cost wannabe play ie 0-2% dp, cashback, high loan, high mrta cost x 35yrs with 0 retainer cost math to begin with.
