Nowadays Ini macam small unit size with attached or next to mrt mostly selling Ini macam price or even higher. mostly Sibeh hot selling. Look like still ada manyak pipu accept it.

IMO, easier for a "cheap" area like cheras to grow to mid - high end. rather than an already high end KD to reach KL City like pricing.

worried about the developer to be honest. 600psf sounds more like a dev from a reputable or at least established dev. example youcity by pjd, saville cheras by mkh.

I was informed by contractors who used to do work for this developer. They said this developer is good paymaster and cash rich. Normally pays vendors when work starts.

But I guess this is their maiden high-rise mixed dev project. Hopefully they will do their utmost best to deliver......Else, they don't need to think about future projects already...

yes if able to walk thru the park and ride BUT u dont know if MRT will fence up or not. At this moment the tenant in the park and ride site is not allow to use the direct entrence beside petron already, and soon the entrence from kampung side will be fence up too for this project.

park and ride is a part of the mrt, i think if they happen to fence it up there must have a walkway kinda bridge or something that can have the car patrons that park there to walk into the station as there is a stream or river in between right.

Lets say we start walking from the the center of Netizen and the distance from Netizen to the station is about 300m entering thru the park and ride and if there is a bridge entrance to reach the station. Even if we walk along the main road beside petron and turn in from the main entrance of the station it will take about 500-600m which about 15mins.

Anyhow i look at it, imo its better than many projects that claim 'walkable' to mrt station and the distance is like few KMs away.

If from google map draw straight line, is about 150m....But if zigzaag + pusing pusing , probably double to 300m distance to walk. If their selling point is MRT, they better prioritise pedestrians and make the walking path pleasant and safe for the young and old.

The opis just locate at mkt Cheras. Pre launch stage. Anyone can go visit n do booking. The road in front the opis Sibeh jam. once masuk manyak Susah keluar.

Soso no impressive plan. The only +point for this development is just right next to mrt. Their product Macam abang Adik with chs. I sibeh tot they going to design a hulk or iron man facade. After their jialat kisiao Optimus prime and bubble bee facade.

i think this will contribute more congestion to the BTHO residents when exiting SAGA together with Mahkota Cheras residents. Hence both ways also competition jam .. laugh.gif

Mahkota Cheras side is super jialat. almost anytime also jam.

btho side sometimes quite smooth... due to no need wait traffic light can turn to kl.

mkt cheras different story loh. turn kl need to wait traffic light.

this junction to kl no need pay toll. kekeke. they can just use the toll way.

don't forget btho side have more escape+access points than mkt cheras. btho side can use alam damai or len seng way or further down access forgot what jalan already... that access is before the btho/mkt cheras junction.

so jalan access wise. btho access still better.

Yeah, we know the pros and cons of near MRT.....
But that's not the only thing to be considered...

- How about developer track record/reputation?
- Can they deliver (VERY VERY IMPORTANT)? E.g : will they abandon halfway...
- Do they have solid track record?
- Who is the management behind?
- What's their branding? E.g : Ecoworld, SP Setia
- Will they build proper walking paths for pedestrian (kids,old ppl) from condo to MRT?
- Will the retail portion be sold and forget? Or managed properly by developer?
- Workmanship, materials used will be cheap type or quality materials?
- How are the facilities?

how do you think about 4year afters rental market ?some invstors may tell you compare previous 4years and now , but who know 4years after the rental ? mahkota garden completed this year now rental average RM1400-1500,C180 rental 1500 studio and 1800-2k for 2rooms type with fully furnished , the market price for now for rental average we can calculate around RM1400-1500 ?

Just booked one SOHO too.. Fingers crossed.

Hopefully MRT indeed brings development.
I guess in all other country MRT has proven that over long period it will bring progress and development around it.

Those who familiar Cheras will notice the development is slowly expanding towards Kajang area. Last time anything after Plaza Phoenix/Cheras Sentral is not so hot, slowly now new development is growing along the way, YouCity, Green Terrain, Imperial Residence, Green Residence, Windows On The Park etc all the way to Balakong area. Not to mentioned Mahkota and Sg Long already quite mature. On top of that an entire MRT line now cutting across all this new development.

Mahtoka is indeed freaking jam, but who knows maybe there could be direct access road instead of traffic light. Many years ago in front of Taman Taynton/Segar also is traffic light, now it is direct flyover access.

Anyway I might be biased coz I stay in Cheras and I got vested interest in Netizens, since I booked it. Just my opinion and sharing. Peace.

Currently got discount and if I not mistaken until tomorrow or this week only. Mine after discount is RM 676 persqft.
After discount become rm370k roughly for 547sqft.

Almost fully furnished, come with kitchen top, kitchen cabinet, 2 aircond , fridge, water heater, metal grill at entrance, wardrobe, TV cabinet, hood and hob, I think provide washer cum dryer too.

beside MRT is good but the developer projects quality and QC is not topnotch. So its a risk to take and expect worse come to worse the quality after complete.

But they charge quite high price psft. Buyers sure expect good quality, not those low cost apartments quality. What did their sales agent say about quality? Does developer give ppl some confidence about quality?

Just refer back their track record. Can almost tell the fact Liao. Overall netizen concept idea just so so nothing wow. They already cut cost on idea concept. Cincai cari orang design. U think they will put more effort on quality? They will cut again to put all $ in their pocket. N not the project u bought from them.

Wah, their attitude so scary ah? Their focus is not to ensure its a great livable place? If me, I would rather build branding rather than maximise profits. Cause the satisfaction comes from building loyal and happy customer base.

soho i saw in show unit with all the furnish thry provide, now including TV and Frige , and the Sales show me previous record, suria residence and suria court i have go to look around and check back the launch price, i think still acceptable, they got a project Semi D house today i will go look around, just completed but forget what name izzit i will ask my SA later

No lar. The last part is Just worst case scenario only.
Hope ini project turn out good.

This side punya traffic far better than Mahkota Cheras side... Saw the jam opposite there at Mahkota Cheras junction seriously no eye see. This side area punya traffic most of the time still sibeh smooth.

SA told Tower A will be launched in later stage....
I guess they need to see how market responds to Tower B first...
No idea about the psf of Tower A, but I am sensing will be higher than Tower B, since it is closer to MRT station.

So if that happens, those who have have bought Tower B shall have price appreciation on paper.
Anyway, me no agent of any party... Purely discussing, no mean to promote...

also they surrender big piece of land in front of netizen to improve the road infra.

now btho infra also way better than sungai long and mahkota cheras. plus point liao?

U should go gallery 6c6c Liao. It show how the road access for cars to access the mrt station below for drop n pick... n road access for park n ride. The land infront netizen they given out quite big.

A bigger balcony is good but not always practical to Netizen SOHO unit that has very limited bedroom space.

On the other hand, why not design the Netizen SOHO to have some mixture of units without balcony... (I understand it is the DO thing or glass wall/windows of toilet, etc)
IMO, for units without balcony, at least, the bedroom can be larger..
In addition, one can think of partitioning another shoe box room for kid....

I like you idea either with/without balcony (individual preference), can set another price benchmark and seller/buyer with option.

Yeah, you are right. If you buy a unit high enough and if you stand at the balcony, surely you can view the cemetery lor. I dont think it is 500 metres away (It is nearer depends on which unit you bought). It is best that you drive to the area and take a closer look at the cemetery. As for me, if I plan to buy a unit there, I will definitely drive there and understand the neighbourhood to see whether it is "Wong" or not. This place the location is good, but got "cemetery" lar macam O'Hako @ Puchong.

The location isn't too good, but not too bad. The traffic light if you from KL area will kill you. but if from kajang,then it is fast, pay tol and go in, but don't pay using smart tag else hard to go in.

developer overall not too bad. the staff inside, architect and etc, all quite experience.

Thank you for the clear comparison. Obviously Netizen is more high end and more convenient due to closer / safer distance to MRT in making. Netizen should be the most luxury high rise besides WOTP and C180.

However, I just doubt SOHO is doable in this area? How many units of SOHO compare with overall development?

Apparently facilities is not full 3 levels.. one full level.. another level in between the units got sky garden.. highest level got some boxing gym thing?

The 969sqf unit seems quite small

I wonder if from cheras kajang highway go in to BTHO will be always jam at the traffic light junction?

planning to buy one 969 sqft unit but my gf not really agree on me because the price is very expensive for her. But i think nowadays any new property nearby mrt/lrt selling at 500k-600k still acceptable and i compare netizen to other similar project nearby mrt except landmark, netizen still consider cheaper than them.

Just to share my opinion, if you r buying for own stay, then u may want to consider whether u like it or not.

If for investment, then feelings is not important, price will make the call

lets see the picture below, in the picture, upper right corner of the picture is the location for landmark, and the upper left corner is the locaiton for the MRT station, from landmark, you need to corss the traffic junction, while walking through it, need to watch out you left, right, front and back make sure no cars will crush on you, after accorss the traffic junction, need to walk all the way down to MRT station, there is no proper walk way, need to wath out your left and right and both sides got cars will pass through, if no cars, run quickily to the side, when run to the side, make sure walk very closely to the side, becuase the cars will still heading to balakong direction, and very congested, no proper walkway as well...

o ya, from landmark to the MRT station, not only don have the cover walkway, actually there is no proper side walkway as well, just some small space on the side roads for you to walk by...need be very careful as the cars pass by will be very close to the side way, u lean you body out a little bit while walking, the cars might hit you already... tongue.gif

Cheras Sentral is surrounded by tamans (with linked houses eg Lean Seng, The Peak, Anggerik etc) and a few condos/apartments. Can get zhap fan/food easily.
Of course some foreign workers have been staying in this area too (particularly the apartment). Some were placed by their bosses.

Have been staying in Cheras (not too far from Cheras Sentral) for 25 years.
I get used to the environment already.

It's up to you. Your decision

I also bought one studio for investment purpose (last month), lvl 18 & facing south at tower B. Basically those facing north (KL) only left few units and all above 18 floor. Nothing to worry about the cemetery view in tower B since only tower A direct facing it.
For my own point of view, Netizen should be good to buy it now since it only complete by year 2019. By that time, for sure the price will increase. Just plan for the next 4 year what you want to achieve. As the toll price keep on increase, should be good to invest on those with walking distance to MRT.

Exactly same as what I encountered. The pbb banker did not follow up well. Rhb banker look a lot better. Btw there is a new project 800m to utar from price from 470-500k. Am i making a right decision to stick with netizen?

Shamelin Perkasa, Cheras is totally a different area as it is located very much nearer to the KL City Center and just a short distance from the brand new Cheras Ikea. In other words a prime area and of course the pricing psf will also be higher.

Agent said developer making changes to the design and applying ADPL again. Current buyer will be refunded. Is that true ?

From what I heard from agent, they are getting many feedback from customer saying the design layout for 2 bedroom is too small, and it's not up to much favor in term of investment or even self-stay. So they decide to change the design to 3 bedroom instead, to make sure customers are comfortable with their service, which is good to us buyer..

But my question is, why would they do so, as they have already sold 80-90% of their pre-launch tower B.. Well is there a "prawn behind the stone"? tongue.gif

Any other update from the buyers here?

Yes, they will 1st return the booking fees, and if your loan is approved, they will help u to deal with bank.. that is what I heard from the agent.. he said developer will start calling each of the buyers, but I still yet to get the call.. once confirm then will update here again..

What if the new design units require additional top up then will the bank demand "reapproval"?

What I know is they will adjust the price for all units. I think the price should be increase. Until now I still not yet received any call from the developer side. Furthermore, don't just wait feedback from your sale agent. I directly call the developer side to get the latest information and my sale agent still look like blur blur and try to get more information from me. wtf....

They called me and I went collect the cheque for my deposit.

Apparently the market very slow, bookings were coming in slow and some bookings àlso cancel by owner.

The girl that gave me my cheque said they will redesign the 900swft unit to have 3 rooms, remove the basement carpark, remove some facilities, and overall bring down the price, meaning when they re-launch it should be cheaper.

Means the booking might not be as what they claim or sticker game involved.... Or as other forumners claim..... too many booking cancelation or booking convertion to spa is low.

Developer also called me to take the cheque. Also told that we will be in priority list when new design comes out.
But the problem is loan. What happen to loan that are approved. They said already talked to the bank. But the thing is loan is not cancelled either so this will effect my DSR and other loan application. It will be still shown in ccris. Also take note normally for loan cancellation after signed offer letter, there might be charges. Are they going to bear this cost ?

Developer unable to answer my question.

good point. the penalty for cancel loan is usually 1% of loan amount. check your offer letter.

i think this project will be freeze for 6 mths because of the recent Selangor gomen decision to freeze all SOHO and service apt in Selangor.

I just got my CCRIS and the Netizen loan is in my CCRIS already..... damn.....
Now I'm submitting the cancellation letter to bank to cancel the loan. Hope there's no charges else really mafan..

any indication on how will the access road be?

that stretch of road leading to the exit for CHERAS PERDANA, BTHO, and MAHKOTA CHERAS seem already super congested, and with MRT coming up, it'll probably be worst.

while its true purchaser wont need to worried about car traffic seem got easy access to MRT, but i dont believe all purchaser will be taking train right?

Loan reject Sibeh high. Only around 20%-30% buyers qualified for loan. Developer pull out. Whole project confirm mati kao Liao.
