QUOTE(BEANCOUNTER @ Oct 18 2016, 12:35 AM) No one can put down in guarantee lah any developers... Mittaland got completed projects in kota damansara...called cascades....was told finishing quality average...but their retails didnt make any headwind.. Correct me if i am wrong. Sazean tak boleh guna de...they have landed projects in setia alam also not completed....only completed earlier pjases. Cascades retail not doing that well because they sold it. Now they learn from the lesson, not to sell the retail shop and manage themselves.

QUOTE(Babizz @ Oct 19 2016, 07:57 PM) As a SA, from an investment standpoint, what is your view on how d product will perform with 1.3k units bcos i truly bliv that the density of units here will make this a failure for investment. Bro, there's SOHO in Gravit8 if not mistaken. Not sure how many units, maybe another 400. Will be more than 1.3k units if include SOHO unit.

Heard from the SA recently that the SOHO might change to other development because something like government edi ban SOHO or wadever reason they cannot construct SOHO anymore. Dunno real or not la.

Not sure but maybe they still can squeeze the maximum out from the Selangor rules since it is RM230k for 450sf SOHO. Have to wait and see Mitraland decision. Selangor: Up to 30% of SOHO, serviced apartment projects must be affordable units

What to do? Developer keep on exploiting loophole in housing rules. Looks like Port Klang going to be livelier later with the proposed east coast link rail line which is a short distance away from Gravit8. Hopefully the end station location is close by. http://www.nst.com.my/news/2016/10/182241/...ost-rm55bil?m=1This post has been edited by tthm: Oct 21 2016, 11:40 PM

The whole project gonna cost a whopping 55 billion. Interesting. Maybe they built the east coast link rail line near Johan Setia station or at least intergrate with the Johan Setia LRT station..lots of land there. Exciting times ahead for southern Klang area ( Bukit Tinggi, Bayu Tinggi, Bayu Perdana, Pandamaran, Bandar Botanic, development around Johan setia LRT). Going to get more and more ONG. with another infrastructure boost to this area on top of the LRT3 and WCE. http://www.spad.gov.my/land-public-transpo...ne-ecrl-projectThis post has been edited by willyboy88: Oct 22 2016, 12:26 AM Attached thumbnail(s)

I dont know if it is necessary or not. But to have a rail link joining Port Klang and Ports in Kuantan, Terengganu and Kelantan... Can bypass the southern part of Straits of Malacca for some logistic company. For some tourists, maybe take a midnight fast train in Port Klang or Gombak and wake up in a Port in Terengganu for an island getaway in Redang or Perhentian?LOL This post has been edited by willyboy88: Oct 22 2016, 09:49 AM

Did they state where the stations will be in klang vakley? They shld have 1 station in klang itself n maybe anpther 1 in d outskirts of subang etc to capture d crowds. I still think d train is a waste of money unless it can do both people n goods aka cargo

Cost / time for cargo transport still goes to road and ship method. If urgent will use air method. KTMB charges for container are very high and controlled by KTMB only.
All these rail in proposal are pretty much going to make us similar to Japan where citizens and tourists can visit the whole country by train and then fly off easily.

I am just guessing. They already have vested interest on the Kuantan Port. So now....building a modern rail to connect Kuantan to Port Klang/Klang Valley may make sense to them. e.g goods shipment to and from China can bypass the crowded and pirates area of Straits of Malacca. http://www.thestar.com.my/metro/community/...tegic-location/This post has been edited by willyboy88: Oct 22 2016, 11:35 AM

http://www.thestar.com.my/news/nation/2016...ilway-plan-dur/The first phase is the construction of the rail from Kuala Lumpur to Kuantan, followed by the second phase from Kuantan to Kuala Terengganu and the final phase from there to Kota Baru and ending in Tumpat.
Liow hoped the project could begin next year and be completed by 2022 and that Bentong, which would be one of the ECRL stops, would help it become a satellite town to Greater Kuala Lumpur.
The project, he added, would also allow Kuantan Port to become a hub where cargo from the east could pass through Kuantan to reach Port Klang and vice versa, with the railway line connecting the two ports.

If for cargo, it's gonna fail big time like KTMB cargo transport unless they chop off the rate and increase the train frequency which I don't think they will. Day dreaming by our government as shipping can just port call at Johor or Port Klang faster than using train. Government just want to sweet talk China.
The nearest station will be either Port Klang or West Port station at the cruise terminal.
