If for cargo, it's gonna fail big time like KTMB cargo transport unless they chop off the rate and increase the train frequency which I don't think they will. Day dreaming by our government as shipping can just port call at Johor or Port Klang faster than using train. Government just want to sweet talk China.

The nearest station will be either Port Klang or West Port station at the cruise terminal.

Aiyo ...I thought you guys will read the whole article.

It is to serve both cargo and passengers la

“And we will ensure it is a sustainable development area where we will focus on eco-tourism and agro-tourism. The attractions in Bukit Tinggi and Janda Baik will captivate tourists,” he said.

Based on this, the most probable location of the end terminal may be at/near Pulau Indah.
That's where the Port Klang Cruise centre/Boustead Cruise centre is located and it is also very close to the all the cargo ports at Port Klang.

Info from my SA.

Those shoplot will be ready and handover in 2017 (as expected from Mitraland record). Will have a few years for the momentum to pickup on the commercial before real residents move in.

Taikor, read all my post on this ECRL since when I mentioned will only be used for cargo only. confused.gif

The current rail tracks will pass by Port Klang town, North Port (inside), cruise centre station and end at West Port (inside).

From some chit chat with multiple event visitors, most of the biggest unit buyer are for own stay. Smaller one totally no idea.

bro,

shoplot complete early is bound to struggle la. when it VPs, gravit8 will still be undercon n the place will be a MESS. Its gd to learn tht KTMz cargo sux. they shld build a station near gravit8/botanic area as it can have a wider reach.

Sorry bro. I only read your last comment. I should have read ALL your previous post.

The current rail tracks will pass by Port Klang town, North Port (inside), cruise centre station and end at West Port (inside).

So maybe the ERCL alignment could potentially integrate with existing Klang KTM commuter line some where along Persiaran Raja Muda Musa and then extend to the Boustead Port Klang cruise centre and West port. hmm.gif  hmm.gif
.
Just like the electric train from Butterworth to KL sentral using existing KTM  railway.
The ERCL train should be able to use the existing KTM commuter railway right?

Hi all, I'm interested in this project Gravit8. Everything seems perfect with in this township development. However before proceed to purchase 1 unit for invest or ownstay, i've some concern on it :-

1) Previously known as Sazean Business Park, the construction go thru halfway and seems abandoned, later on take over by Mitraland (correct me if im wrong). Is there any possible the history strike again on the same plot of land?

2) Assuming the project is successfully developed into the township as projected, how would those commercial lot ( Shop office from Phase 1, Retail outlet from phase 2, and shopping mall in future phase) can be successful where seems that there compete against each other in the same area? If those shop office cannot be rented out and left vacant it will surely affect the area.

3) Rental yield and capital appreciation. Since previous post already mentioned that there are more high rise (Leads, Maple, Trio) which position Gravit8 stands at by ranking? And also which unit actually stand better for investment?

4) KPJ Hospital and Uni/college. Is this development confirmed? It does not mentioned on any official site. Only mentioned by the SA from the gallery. (KPJ Hospital was almost confirmed by KPJ but is there any recent news or confirmation?)

Frankly speaking I'm considering Leads & Gravit8 for the 1000sf unit. However Leads price is much higher. Which left me the option on Gravit8. However Im concerning the Issue No.1 at above lol. I understand that Mitraland had their portfolio. Sorry for my doubts if offended anyone however just want to be careful as property investment is a huge commitment. Any Sifu can enlighten on it? sad.gif

Hi all, it seem I've missed out on the conversation wub.gif I been busy as my sister is getting married, helping her sorting out errands.

My reply on Rinth will be 'slightly' bias on Gravit8 as you know I'm the sales agent for Gravit8 rclxs0.gif

1) Always buy from reputable developers with strong financial background. Mitraland track records are solid and the captain of the company is reputable and well connected. Mitraland's Chairman Dato Johan Ariffin is Maybank Director (link?) and Chairman for Battlesea Power Station in London (link). Mitraland's CEO Mr Chuah (link) also a well experienced individual who has been in the property industry for more than 20 years.

2) The PIER8 retail outlets in Phase 2A where the huge Aquarium located, and Shopping Mall in Phase 3 is fully own by Mitraland. SOHO and Office Tower in Phase 3 are all cater for different tenants which has good tenant mix to make this place a success.

3) One of the element of higher rental yield + capital appreciation are rely on the commercial success of this project, which Gravit8's positioning, concept (with maritime theme), demographic etc are not only benefits the purchasers but increase value on the surrounding properties in the area.

4) As shared by other forumers, KPJ has confirm in their Annual Report to build a hospital in Kota Bayuemas.

Feel free to contact me if I can assist you icon_question.gif

ECRL will be linked at ITT Gombak so no chance of new station or bypass track anywhere walking distance on this part of Klang. Nearest is still Gravit8 among current all new highrise using the road direct to Port Klang town.

Vacation trip easier to east coast once completed in 2022. Hopefully not ppl migration from east coast to KV instead.

Build and financed by China.

What surprises me abt this train line is how it is NOT interchanging in bandar malaysia which is such a waste given tht it cld also be used for daily commuting fr gombak, klang n even bentong ppl.

Route shld follow kesas &mrr with stops in places lik botanic, kemuning, puchong ampang etc. This can help kill 2 birdies with 1 stone

Eitherway, wishful thinking nia
