Hi all, I'm interested in this project Gravit8. Everything seems perfect with in this township development. However before proceed to purchase 1 unit for invest or ownstay, i've some concern on it :-
1) Previously known as Sazean Business Park, the construction go thru halfway and seems abandoned, later on take over by Mitraland (correct me if im wrong). Is there any possible the history strike again on the same plot of land?
2) Assuming the project is successfully developed into the township as projected, how would those commercial lot ( Shop office from Phase 1, Retail outlet from phase 2, and shopping mall in future phase) can be successful where seems that there compete against each other in the same area? If those shop office cannot be rented out and left vacant it will surely affect the area.
3) Rental yield and capital appreciation. Since previous post already mentioned that there are more high rise (Leads, Maple, Trio) which position Gravit8 stands at by ranking? And also which unit actually stand better for investment?
4) KPJ Hospital and Uni/college. Is this development confirmed? It does not mentioned on any official site. Only mentioned by the SA from the gallery. (KPJ Hospital was almost confirmed by KPJ but is there any recent news or confirmation?)
Frankly speaking I'm considering Leads & Gravit8 for the 1000sf unit. However Leads price is much higher. Which left me the option on Gravit8. However Im concerning the Issue No.1 at above lol. I understand that Mitraland had their portfolio. Sorry for my doubts if offended anyone however just want to be careful as property investment is a huge commitment. Any Sifu can enlighten on it?

1) Always buy from reputable developers with strong financial background. Mitraland track records are solid and the captain of the company is reputable and well connected. Mitraland's Chairman Dato Johan Ariffin is Maybank Director (
link?) and Chairman for Battlesea Power Station in London (
link). Mitraland's CEO Mr Chuah (
link) also a well experienced individual who has been in the property industry for more than 20 years.
2) The PIER8 retail outlets in Phase 2A where the huge Aquarium located, and Shopping Mall in Phase 3 is fully own by Mitraland. SOHO and Office Tower in Phase 3 are all cater for different tenants which has good tenant mix to make this place a success.
3) One of the element of higher rental yield + capital appreciation are rely on the commercial success of this project, which Gravit8's positioning, concept (with maritime theme), demographic etc are not only benefits the purchasers but increase value on the surrounding properties in the area.
4) As shared by other forumers, KPJ has confirm in their Annual Report to build a hospital in Kota Bayuemas.
