Info from my SA.

Developer managed to get license for shuttle service to Johan Setia LRT3 station and AEON Bukit Tinggi.

A well known convenience store and F&B chain already purchased shops there, hopefully will operate there as well.

Saturday Mid-Autumn Festival event quite nice.

Latest sales chart as of last Saturday night.

Did they mention wht is the frequency of the shuttle? with the aerobus to airport relocating to aeon, this cld be very beneficial to gravit buyers. This service is extremely good n is often very full even at 430 am early trip.

Cons of this project, far from KL. People are saying this for few decades since launch of first phase bandar bukit tinggi, but is true.
Benchmark with the nearest hotspot is sunway pyramid mall, 30 km away. Heard condo Geo there 700sq.ft. is about 700k.

Hi all, I'm interested in this project Gravit8. Everything seems perfect with in this township development. However before proceed to purchase 1 unit for invest or ownstay, i've some concern on it :-

1) Previously known as Sazean Business Park, the construction go thru halfway and seems abandoned, later on take over by Mitraland (correct me if im wrong). Is there any possible the history strike again on the same plot of land?

2) Assuming the project is successfully developed into the township as projected, how would those commercial lot ( Shop office from Phase 1, Retail outlet from phase 2, and shopping mall in future phase) can be successful where seems that there compete against each other in the same area? If those shop office cannot be rented out and left vacant it will surely affect the area.

3) Rental yield and capital appreciation. Since previous post already mentioned that there are more high rise (Leads, Maple, Trio) which position Gravit8 stands at by ranking? And also which unit actually stand better for investment?

4) KPJ Hospital and Uni/college. Is this development confirmed? It does not mentioned on any official site. Only mentioned by the SA from the gallery. (KPJ Hospital was almost confirmed by KPJ but is there any recent news or confirmation?)

Frankly speaking I'm considering Leads & Gravit8 for the 1000sf unit. However Leads price is much higher. Which left me the option on Gravit8. However Im concerning the Issue No.1 at above lol. I understand that Mitraland had their portfolio. Sorry for my doubts if offended anyone however just want to be careful as property investment is a huge commitment. your concern above all is true for every single project ..
unless developer is pioneer in that new area like setia alarm.....no competition at all

but I bought because of 2 reasons....
one of the cheaper if not cheapest
any possible option where price is lower. I doubt it

second, this is not just one block of condo..
a complete package...

if u say you buy commercial lot then you can worry more...
I buy for residential

Indeed. I'm planning to buy the adria residences too , not the commercial office. I mentioned on the commercial because I'm worry the outcome of the office. I'm agreed with you about the complete package. What's attract us was the amenities surrounded the residence with retail outlet and shopping mall, with possible hospital and uni/college upcoming. However, this leads to my concern number 1 again, so much development, is it possible it will abandon again like previously promised by sazean. Of course no 1 will have the definite answer other than the developer themselves. However I'm seeking opinion as I myself did research and look at Mitraland''s past project, I believe the abandoned chances are low.

to be honest, developer themselves also can't sure or guarantee
see mah sing commercial never succeed not even one time.. not so responsible and not really keen to take control

I believe mitraland is a responsible and has heart to make it.success....
so I drop.my dice here

I also.bought cyber jaya which is to.many people a huge gamble because is not mature....

#1 is depend on whether the developer background and portfolio can make you confident.

The phase 1 commercial shot had sold by previous developer Sazean. What I heard is Station one and KK group own a unit there.
The retail outlet from phase 2 is not for sell but developer will recruit merchant to rent by themselves. They had confirmed Celebrity fitness and Loud Speaker Karaoke are coming in.

#3 Location wise: Leads > Trio > Gravit8 / Maple. Price wise: Gravit8 < Leads < Maple < Trio

#4 KPJ confirm in. You may read from KPJ official website too beside The Star article that share by @teohjo :
