What is the net price? I think RM625 /sq ft is the gross right? They do have rebates and incentive, did you ask them?

Yes, the price is b4 9% rebate plus other rebates too if u meet the criterias

They have 2 blocks, tower A and B. Now they are selling half of tower B first and in that half, they have sold about 70% (my math is bad). So, they'll sell till finish before opening the other half of tower B I think.

That means 35% sold for tower B n total is just 15-20% lah.

Because of competition from alam sanjung. Sa told me as parking is tandem type, how about the greens?

Lucky I guess. I didn't know also till I selected that particular unit and was told that it had a different carpark arrangement.

Do u have to pay higher price for it? Sure other buyers will nag n grumble? Anyway tandem parking is a no no for me very inconvenient if u have 2 cars

I took the top floor and yeah, the price was a lot more than the RM428k they're advertising. BTW RM428k is after discount for all units facing the old Alam Prima condo next door. The ones facing the pool are priced with a price incremental for each floor.

By the way, do you think that there will be any health and environment issues since its located at an industrial area (actually on the fringe)?

Top floor no wonder lo your parking is not d tandem type. I was told it's facing Nirvana cemetery is it true bro? Long term wise d health risk is there so may not be good for own stay. U bought for own stay or investment bro?

Bought for own stay...kinda like my last place to stay kinda thing. Hmmm, the map shows that there's a cemetery nearby but I'm not sure how far or close it is. Map doesn't have a scale indicator. But my view of the park is most likely to be blocked by the other block facing my block

If you are buying the 428k unit, it is not facing the cemetry as it will be facing the condo beside. Only the "back wing" is facing the cemetry I think. If you are buying higher floors, it comes with separate parking. For lower floors (unsure which floor onwards), it comes with tandem parking.

I was doing some research on The Greens and just found out that it is so so near to Nirvana. Instant buzzkill.
