All those investing here should look at puti aiyu thread n see how it's performing lately. This is one cluster of 3000-4000 mid low end apartnents with lilttle other components

Saw them having a booth at Giant Shah Alam, advertise like very good, can get cashback, etc. Luckily I always check here first before considering. laugh.gif

Went to their showroom today (Sunday) and the area looks pretty decent (to me at least). Everything looks ok and I am kinda interested in purchasing for own stay but having some doubts on why their sales are so slow. Btw, does it flood when it rains ?

What is the cheapest pricing before rebate for The Greens? and also the discount package on offer at the moment?

Was around that area on Saturday morning and so many cars parking on the roadside taking up 1 lane of the road. I assume those cars from Alan Idaman/Prima/Sanjung parking illegally by the road side.

By the way, do you know that even Alam Sanjung developer units still selling now? Already after 2 years VP still not able to sell finish. I wander why.

Price is about 560k before rebate and after rebate it is slightly below 500k. Don't need to fork out any money to own a unit except 1k booking fee.

Parking is a problem for condos no doubt. I'm just wondering why the sales are slow despite completion date nearing. Anyone knows how Tropicana Metropark sales are doing ?

Alam Sanjung after rebate is 425k. Need only 3k to own a unit. But then maybe that is a totally different product compare to The Greens or Metropark.
The Greens aim to be luxury product located surrounded by mid cost apartments. Maybe that's the reason why. laugh.gif

Metropark is premium premium. Big units almost one million comparing it to this which i suppose won't be as premium as advertised. Price wise this is touching 500k which is closer to the price range I'm looking for.

the route in and out quite terrible.. 1 lane kampung road in.. out 1 lane under bridge.. plus cars park roadside.. is it a concern? Will it get improve?

Is ok, at least one facing "nicely designed garden ", not blocked view in future, no noise, peaceful & quite at night.
only once a year the place is crowded and noisy - sometime April yearly !

Even some condos at KL (near Tin Ho Kon temple ) - google & check it out! also next to places like this - its even worst as the place is old & not like this "nicely designed garden " ! rclxm9.gif

How is the progress of this project?
In time for delivery by June 2018?
Now they are selling Block A which will be challenging with one side facing the undesired view.

No doubt on CB Land delivery. They will delivered on time. But do not expect superb after sales service or improvement. Better to have many units left unsold so that they are "forced" to touch up the surrounding to sell the remaining units. If sold out, then they will just wash hand say bye bye only.

About The Greens, read my view above. That's all.

Key downside is the entrance and exit road is too narrow with 1 row of road taken for illegal parking.
Otherwise, all is fine given the price they are selling.
