Went to their showroom today (Sunday) and the area looks pretty decent (to me at least). Everything looks ok and I am kinda interested in purchasing for own stay but having some doubts on why their sales are so slow. Btw, does it flood when it rains ?

What is the cheapest pricing before rebate for The Greens? and also the discount package on offer at the moment?

Was around that area on Saturday morning and so many cars parking on the roadside taking up 1 lane of the road. I assume those cars from Alan Idaman/Prima/Sanjung parking illegally by the road side.

By the way, do you know that even Alam Sanjung developer units still selling now? Already after 2 years VP still not able to sell finish. I wander why.
*
Price is about 560k before rebate and after rebate it is slightly below 500k. Don't need to fork out any money to own a unit except 1k booking fee.

Parking is a problem for condos no doubt. I'm just wondering why the sales are slow despite completion date nearing. Anyone knows how Tropicana Metropark sales are doing ?

Alam Sanjung after rebate is 425k. Need only 3k to own a unit. But then maybe that is a totally different product compare to The Greens or Metropark.
The Greens aim to be luxury product located surrounded by mid cost apartments. Maybe that's the reason why.  laugh.gif
*
Metropark is premium premium. Big units almost one million comparing it to this which i suppose won't be as premium as advertised. Price wise this is touching 500k which is closer to the price range I'm looking for.

Wow, high floor. That's nice.
I'm from 6th floor, same block, facilities view.
Hope it can be delivered by June 2018 as promised.  rclxms.gif
*
They mentioned expected complete by June 2018 right ? Then comes the permits, CF etc. I think the handover will be early 2019.

Btw, I bought myself a unit and I'm in block A, 13th floor. Forgot which unit. LOL
Hello neighbors !

Does it really take that long for the permit and CF... the agent told me when I bought the place it take about a month or two at the most.
I think depending on how efficient everything is done and the response from the government sector. Vague but I'm giving it six months to manage my expectations. sweat.gif

Hello neighbor... guess you just bought recently as Block A was just released 1-2 months ago. smile.gif
*
Almost bought block B but I spent like months thinking if I should and when I decided I should and went back to the showroom, the sales lady told me A is open and ask if i'm keen. So I pulled the trigger on A, corner unit facing the kampung lol

Good timing. If only I have waited another month, I would have more option of choosing direct pool view on block A.
*
Didn't the salesperson tell you that they will open Block A anytime in the near future ? Mine did but I was thinking about taking the promo unit at B. When I decided and went back, it was sold and I was given units in Block A as an option to choose from.

QUOTE(brianlee4ever @ Dec 19 2017, 05:42 PM)
Corner lot is also good, especially the layout on master room.  rclxms.gif
*
Yeah ! The layout of the master bedroom for the corner lot is the main selling point for my lady as it can we done up into a walk in wardrobe.

QUOTE(KimiLau @ Dec 21 2017, 10:39 PM)
There is a GRAND cemetery view for those units facing the river
*
You've mentioned this quite a number of time already on this thread and I believe you've made your point crystal clear. Everyone who is interested and visited the showroom or bougt this place have been informed of this and anyone who geniunely wants to know bout this prop will read through this thread which has your insight on this prop. Sort yourself out mate.

Hi I’m on block A level 17th! 😊
*
Hey hey ! Was thinking if I should get the 17th but decided to go slightly lower. Yours is a mid or corner unit ?

Hello there. Mine is an intermediate unit. Initially I was offered block B star unit but in the end I chose block A. Too bad non of the corner unit with walk in wardrobe layout is available ( as what I ve been told šŸ™„). But it comes with better car parking lots haha
*
Highers lvls hv better parking lots that's for sure. Eh I was also offered their star buy unit in block B at 11th floor or smth but meh, when I went back it was been sold. Coincidentally, they just launch block A so I had a number of options available and got the corner unit.

Lucky you, mate!
My thought is corner unit facing facilities view would be the best choice in this development.
*
I prefer to look out into the horizon, personal preference actually. I can say I'm pretty lucky when I went and block A just opened for sale. Just hoping the development lives up to what is being marketed. Finger's crossed.

QUOTE(AskarPerang @ Apr 8 2018, 12:33 AM)
Cons:
2. Pricey. 915sqft unit for 500k and above (after all discount) equivalent to 550 psf. Worth such a price? Benchmark to subsale pricing at V-Residence 2 and Alam Sanjung can get units at less than 500psf. If you really like this location, I bet you can steal a deal getting a unit over there instead at 450 psf in today soft property market.
*
But they are service apartments and The Greens is a condo. Kinda explains the higher price PSF no ?

QUOTE(AskarPerang @ Apr 8 2018, 12:33 AM)
Cons:
3. Bad road connection. Only 1 road in and 1 road out of this place. You can try experience yourself the jam at peak hour currently.
*
How bad is it ? From what I know the last time it starts closer at V-residence 2. Now more teruk ah ?

QUOTE(AskarPerang @ Apr 8 2018, 12:33 AM)
Pro:
1. Good if you do not have much cash in hand. Free legal fees and probably not much downpayment required.
2. If you are looking to move in for own staying soon, you are expected to get the keys to your unit before end of 2018.
*
Another pro to consider: Toll on federal highway is no longer there.

QUOTE(brianlee4ever @ Apr 9 2018, 01:03 PM)
What is the nett price after all discounts for those highest floor units and which facing? hmm.gif
*
Prolly around 540k ?

QUOTE(brianlee4ever @ Apr 9 2018, 01:04 PM)
What is the current take-up rate?
*
From what I heard, block B sold out block A left 30-40% ?

QUOTE(AskarPerang @ Apr 9 2018, 02:53 PM)
For tenant, will only affect the water bills. Higher water rate for service apartment. TNB can be converted under residential rate.
For owner, will affect the cukai as well. Slightly higher for service apartment. That's all. I dont think only with that service apartment (commercial title) VS condo (residential title) justify the high selling price.
*
Condo have better tier security and facilities.
It's green park and all that. Surely it will factor into the cost PSF.

And btw, why no one talks about the 3 parking space for higher floor units ah ?

QUOTE(AskarPerang @ Apr 9 2018, 02:53 PM)
Logically, the same road but increase the number of people staying inside. So confirm increase the congestion.
*
Yeap, hopefully not. rclxub.gif
I am currently staying in Sg. Long and to exit the taman in the morning, 2-3km takes me 15-25 minutes.

Wow, nice to hear that!
So those leftover at block A most likely are those facing the undesired view.
*
Not too sure what units are unsold. I was there to find my agent but she on leave.

QUOTE(KimiLau @ Apr 9 2018, 08:23 PM)
Sorry to say that but i cant find anything good about this project...even 400K also i wont consider....the facade alone already sucks

Crest Builder have years of experience in building luxurious condos as contractor, but why their own project so bad in terms of design...Yes, this is a mid cost condo but they at least need to put more effort to make it looks better instead of save cost....Hello, we are heading to year 2020 but this condo design is so outdated (Alam Sanjung is one of the worst and the greens doesnt look much better)
*
ok great ! thanks again for your insight !

QUOTE(Vaperino @ Apr 10 2018, 03:41 PM)
was there to see the site at night yesterday. And very shocked to see that there is around 5 - 6 rats at the side of the site, there is a burger stall just next to our project site.

Main concern will be the hygiene issue after completion. Would not like to see so many rats around our main entrance at night.
*
It not an unusual problem during development stages. You go to a lot of development which are developing and there are a lot of things you wish you had not seen. Gotta have them chillings until completion to decide and complain to building management to rectify the issue.

You've made your point quite strongly about how much you despise this place and how the facade sucks big time. Now I'm starting to become curious about how persistent you are. What's your play and what do you get in return? If you're getting paid I want in! Tell me where to sign up!
