See how loh, may have used up the money somewhere then. Personally I prefer 2 storey shop rather than 3 or single storey.

Not sure I didn't probe further. Size (4 storeys) and price could be the reason. I personally find 2-storey more practical.

If the entry for this superlink is around RM700k it's really a better buy compare with Saraca.

Compared with Saraca, land size the superlink is just bigger by 120sf but BU makes a diff by 324sf (if the earlier info that smallest BU of superlink remain unchanged). Price is attractive considering the size and features mentioned (G&G, garden, bird walk, security), but the location is just a bit weird and isolated, split by the Lekas.

For SEH I think it's not the right time yet for the buyers to sell considering that the market is slow and SEH still have some stocks to clear. If not desperate and can hold, should wait till infra, facilities and commercial ready and with more occupancy. Another 5 yrs should be the right time for a good price. Just my view.

Hmm... can bring your floor plan over and let them to quote for kitchen cabinet, wardrobe etc. - at least can have an idea the quotation for the desired designs. And if they are flexible enough to allow major change subsequently, perhaps can consider to pay a small deposit to lock in the package.

If u come to think abt it, SEH (those under DIBS) is not a "so flipper market" as a full 10% (ranging from RM40k to RM100k+) is payable as deposit as opposed to those "very flipper market" where the deposit is merely RM5-10k type of purchase.

As for internal staff, the discount was ranging from 5%-10% while business associate was merely 2%. It is not certain whether internal staff will fire sale their units considering the RPGT and misc costs, let alone business associate lo. Sei gai not that easy to get but reasonable gai, I would say yes.
