I know what you mean, coz my ltv currently also 70%.. Nevertheless, it is hard for SPS to decide whether you are ah beng flipper or ltv 70% investor though.. As a matter of fact, since this is your ltv 70% property, SPS may think that you are high chance flipper too... tongue.gif tongue.gif

Yes, can't deny may have this probability too.. Cemetery is unlikely, as we have almost the biggest cemetery in Jalan Sungai Lalang around KV, should not using this land as cemetery. Landfill also unlikely as grandlis is close to the UEM Serene Height in Bangi too. If there will be a landfill here, sure both these developers will complain kao kao..

I personally feel that the land surrounding the grandlis perhaps mostly malay reserve, of course I maybe wrong too..

Indeed, there are pros and cons, depending on one's preference.. If one can tolerate with those concerns, grandlis is very worth buy, expecially own stay, due its spacious buildup and size (23.6 x 76)..

Yeah, similar buildup but large land size. Furthermore, Grandlis are fully GnG with Agil PIDS perimeter fencing. Furthermore can access to club house facility, with sun bird walk landscape within the housing area..

It will have direct access to Lekas Ecohill link, Goodview height if not mistaken till today (already VP) still need to make big u-turn if back from KL via Silk.. doh.gif doh.gif doh.gif SHL just submit the houses to the purchaser, promised infra (2 connecting) roads via taman jelok still yet to be built.. shakehead.gif shakehead.gif

23.6 x 76 has a 2389 sqf BU while for 23.6 x 86 has a 2500 sqf BU.. price will be different of course.. What's the phase 3 prices for goodview height? Sizes of course different, but environment, landscape, security, accessibility will be total different..

I don't think IJM Lekas shall open a toll again which Lekas Semenyih toll just less than 3km away, another 3km from Grandlis will the toll for EcoMajestic already.. Too many tolls within the such short distance, Lekas would take it as cost effective.

Grandlis from the dual-layer roundabout at the center of SEH just merely 1km, next time if from Seremban can use EM interchange, if from KL can use Lekas Semenyih toll.. stright 2 lanes each connecting road till the entrance point.

Lol... golf course dun have, club house, SEH do have 1 in presint 2. If want gold course, can go to the Staffield resort in Mantin, about 15 minutes drive from SEH.. brows.gif

For me, sei gei in SEH is possible, but very unlikely and for sure won't be alot..

SEH club house has been told only exclusive for the P2 and P3 residents, may consider for P1 in future. For sure not for public at the moment. EM has a sports center for public though.

I am referring to pallida (SEH) vs Cradleton (EM). Car porch of Pallida is cement rendered, Cradleton homogeneous tile. First floor of pallida tile flooring, cradleton timber flooring.

I remember there are still a few more, but can't remember now, need to go back and check..
