ask developer to relocate the water meter so can have extra 2 ft for gate..

but i think this request major works at the water meter is at the side, if relocate the water meter out, then the whol eletric meter compartment and rubbish compartment need to move closer to the side......means need to demolish the whole compartment, and the gate need to reinstall with the new width which is 14 ft...

quite impossible to let sps to agree to do this...will further delay the whole schedule..imagine need to re-order the new gates with 14 ft width for the total 6xx houses..

yes, the unit workmanship looks not bad...but still need to wait for the final product..

what surprise me the whole area is really huge, you wont feel congested when u walk into the pahse 1 from guard house...the houses have very good distance away from the guard house and main entrance...developer reserve a lot of lands on the left and right side after the main entrance for landscaping purpose, and the roundabout after the guard house also surprise me, because this never show in master plan, and the roudbaout size easilly can make some landscaping inside it, or maybe can even make a water fountain...and the linear park is larger than what i imagine, what  shown in the picture is just maybe 1/3 of the linear garden, and it extend till the end until the water way area there...

the road is wide enough also...the units that face each other, have far distance and this is good for privacy...and the backland area of each rows also very wide distance....

overall really nice...no wonder ppl say sp setia really good in township planning...the overall arrangement and landscaping really thumbs up...

Btw, to move the TNB meter, it may costs your rm2k++ (I find it too pricey). One of my neighbor have to pay TNB folks that much just to move the meter when he widen his gate.

SP Setia has show their capability & responsibility when they help us to apply guardhouse and fencing for P1 teres house. Other developer like IJM or IOI will say wait RA setup and apply ourselves to local council.

really? this MPKJ is really a joker..the green garbage collector is damn huge and damn ugly...imagine put in front of your house and it's such an eyesore..the sray dogs or cats might just push down the collector and let the rubbish pour out in front of the house and start to find their "food"...

nope...all the new landed house at MBC/sg long come with the rubbish compartmenet that built beside the gates, for those old landeds without rubbish compartmenet, they will put a normal 3 ft heght black color rubbish bin in front of the house for rubbish disposal, not the 5ft height green rubbish bin!

But being a greedy property buyer, it would be perfect if SP Setia able to lobby for the MRT to Ecohill

Maybe should check out other just VP houses. Coz for Tiara East, the VP was May 2014 and I find it funny, how come developer provide us a free garbage collector unit when there's already a garbage chute built into the pillar. When I spoke to the mgmt., they says it was MPKJ that ask developer to cough out this thing.

Whether compulsory or not, I am fine with it lar since I am not force to pay for that ugly green thing

Maybe EH also gotta cough out this. Imagine 1 house one green thing....imagine how much the costs for 1000 houses

I think now both park will become private park since SP Setia has promised to do the fencing for buyer and they do not able to do any changes on the design anymore at this moment. Actually both park is catered for resident usage instead of using by resident from other Taman. They still can choose go to swan lake or ecohill park if they wish...this two park just remain as our private park which can help to increase our property value.

Sam gor, I thought you shared the fencing layout already? That also including P2 ma....The weeping meadows was not inside the fencing.

I suppose may be the initial plan was that DSTH was not fenced and guarded in nature, so linear park was treated as public park too, the same goes to the weeping meadow as well which has been treated as the public park. But when SP Setia has come up with the idea to assist DSTH on working for the fencing security, the situation now become a little bit mess up where linear park which supposed to be a public park has now appeared to be a private park while weeping meadow remain the same as the public park.

looking from the model, they turn the metering and rubbish chamber?

Considering multiple factors below:

1) GST
2) Rising living cost
3) Economy slowdown
4) Market sentiment and new launches price is stagnant or a little lower.
5) Influx of supply coming into market in Semenyih and multiple choices available in surrounding areas. (Due to overflow of investors and flippers)
6) Difficulties to obtain bank loan due to tighter regulations.

A fair price would be below 500k. This is a buyer market now.
Price above 600k would mean buyers will adopt wait and see attitude and likely not proceed with purchase.
