Sanggup beli rumah 1m tapi maintenance 300 400 tak sanggup..

Then complain forever this not good, that not good, everything wanna squeeze the RA gao gao, forever question the spending gaogao, and on that basis, continue not paying mad.gif mad.gif .

And also with these Strata landed there maybe a tendency that these owners just totally ignore the common facade ruling and gungho renovate it on their own freewill mad.gif mad.gif What's the point of Strata landed then!

Oh...macam macam. Some refuse to pay outright. Especially some aged uncles, they can own a few luxury cars and an extensively renovated bungalow but still refuse to pay. And to make matters worse, they still want to show their 'lansi' face everytime then come in through the guardhouse.

There was even a case in DVilla, Kota Damansara where a resident took the RA to the courts for engaging security guards to patrol the area and "slowing down" his access to his own home. doh.gif Of course, the resident loss in the case.

very 'low' people. even willing to register every time in and out, should pm the guard to make the procedure even more troublesome for this 'low' person laugh.gif

if major structure change without approval, owner will not be able to sell their property, if the property is used until the very last day, then congratz brows.gif

I would say those who refuse to pay are the older generation, maybe from the outskirts or kampung because they never had to pay for security before in their lifes. So asking them to pay now is like something not acceptable.

Understand that the lease of the land had already been renewed to 99 years. So the 1st batch of buyers should receive their house with remaining tenure of 96 - 97 years.

Yeah understand not wrong to choose selayang area, i myself have 2 storeys rented out to ppl, good to stayed. nowday u may not experiences all my neighbor there facing robbery & being snatch victim except mine (touch wood) and than going to let ur kids play outside also afraid. so for me a rather choose Gated & guarded at least minimize small crime inside proper security. with nice landscape & view.

I heard most of the buyers are from Selayang and Kepong areas. I highly doubt it would be easy to collect maintainence fees from these people.  rolleyes.gif

wahhh... don't say until like that lah. Kepong people don't pay maintenance?

Not surprising if the location is just so so. But if location is good especially at prime locations, I dont think this will happen.

templer park is not prime, that is what i'm trying to say. even prime area if overpriced, might not be easy to flip these days. peace out.

I never mentioned Templer's Park is prime area... where did you get this idea from? For people who live in the suburbs, Templer's Park is considered outskirts if you ask me. I like the concept though. Lush forests with lakes and creaks, I would think it would ne a nice place to retire in.

agree with u. templer park has no commercial activity therefore hardly any foreign workers. selayang pasar borong area yes but not templer. its not prime area yet but serene sure it is. for those who's never been there go there once and you'll understand after all its not that far from kl. jln Kuching all the way straight up north only. just like myself who's been to templer park many times but never to the taman only 2 weeks before launched did I went there.
