prime lots of the signature shops and aurora retail are holding up well.. both in terms of rental rates and demand.. rest will have to wait for the mall.. the upcoming hotpot in aurora entrance corner @ 7.50/sqf is already shopping mall rates.. revo's product seem inferior vs aurora, wonder does size matters now?

Congratulations to those who rented their lots at BJC earlier for long period. They got very cheap rent. Now all revised to higher rates.

The bjc shoplots already VP-ed for like 2.5years...owners the holding power dem geng. Even if they manage to rent out today at 6‰yield...nett nett they still bleed kaw kaw after 10years

The first 3years the lots are empty... The bleeding do not think can be recovered that soon via 6% rental yield unless capital gain is decent enough..

No question it is a big boy game. But to be honest, I think those big boys also didn't expect Malton will delay the completion of PBJ. Anyway if those wannabe.. I think they need to let go the lots already.

I seriously dun think the mall has any direct impact on shoplots....

Its not mall+offices...

strata maintenance fee and assessment fee leh.. and with the loan repayments, if these combine won't bury the owner, that is why i said holding up well till now..

the office will do well.. for retail, good fighting chance once a couple of bank anchors it.. the main frontage ones look like show gallery class.. a peep inside, i am quite impressed with the m&e and specs esp for the aurora with central aircond ducting like those bluechip developments..

not sure about revo, too tiny to call it office-use anw.. link2 fetching reasonable rental, for the owner @ 10-12K for ground..

Do share if you have some sample picture of revo... Thank you boss...

For rev.O... I think it will be like summer suites where resi converted space... Hence the hedge to PBJ is greater than aurora sovo.

dun have any pics to share, but not having high expectations from the facade already lost out to of all, ho hup.. me no buy..

for dwelling, see opposite sri rakyat apartment instead.. seen some good catch, decent size and maintenance, summore facilities well utilised..

despite revo's price-point due to the only mini-size, and also 'alternative' use, i would go with contrarian that the retail-office shud outperform relatively.. revo's liquidity of coz will be more palatable for working class as dwelling, esp when the mall opens.. aurora got soho also, the facade treatment looks so much better, dunno will translate to better rates or not..
