You guys know now the developer asking for 40% to 50% progress payment? Why so fast they ask for it? I can see they now only started to build their part. the I thaught they should take maybe 20 %. All the while was ho hup doing the development right?

This one is not under HDA, so the progressive billing could be either claimed upon completion of works or claimed upon commencement of works of each stage. It would be in the S&P, but I dont think many buyers would aware to find out this clause upon buying or signing.

The projected progressive interest is higher compare to developer claimed banks upon completion of works of each stage.

But I thought someone said, the progress is very fast and built until 50% dy.

Yes. The development very fast. Now almost level 3 or 4 already. What I thought is only 1 block so can be very fast. But fast also no use. Coz pavillion 2 not finish yet

malton is using the advantage of fully sold shoplot and residential and using the earning money to build the shopping complex.

so if they want to build the shopping mall fast then they need to finish shoplot and residential fast first.

Developer is fast to issue bill but slow in getting documentations requested by lawyer and banker for loan disbursement

Hello boss accetera, I just signed SPA and loan approved for REV.O. Just read your comment above about the sheltered basement connection from REV.O to PVBJ and shuttle to LRT from PVBJ. Is this carved in stone or simply sales talk on potential future plans? Sorry, still slightly blur about things tongue.gif

Park sky residence last time also promote by agent got underground walkway but Malton cancel off the plan
So if park sky by Malton don't have underground / sheltered connection to pavilion bj , u think this revo will have ? Lol
Agent all sales talks only la , trust 50% can already

In my view, physically the basement podium is linked because there is no setback between the two basement levels and that the floor clearance is similar.

However, whether REV.O owners can walk to Malton side will be dependent on the demarcation of spaces under the New Strata Act (which is now creating alot of problems for developers of mixed developments). Most likely is they will just need to create an accessway via a door, etc to the Malton side. I'll confirm with the developer about this little detail here.

As for shuttle bus, this is a normal service offered by mall owners in majority of big malls anyway. So if you say one of Malaysia's largest mall do not have this, then this mall is not user-friendly. Bear in mind, this fact came from their Retail Team so I apologised if this should not be mentioned as part of property info.

Having said all these, owners should be aware that certain things can change over time. I understand that certain general specifications or detailing has changed in Park Sky (due to cost issues with our bad ringgit). But those changes are not a concern to owners because it doesn't affect the units or facilities.
