So I applied mbsj permit and renovated accordingly.
Get cidb contractor to sign G form. After that get back Draughtsman /architect to check and endorse. What is my next step? What kind of document would I receive, and how to validate it? Any website? Thanks |

There, single house renovation application is normally under kaunterxpress. Those with addition of floor which >50% area is under OSC 3 Plus. Only PSP has access to these systems. Hi, I'm in MBSJ area, seller did two extensions, first one long time ago was ground floor all the way to back (got permit), but more recently did a 5 foot extension in front without permit.
Now as the new buyer I wish to extend the first floor all the way to the back as well, and add 5 foot extension in front for first floor. I believe need to pay a saman at MBSJ and submit plans? Is there any benefit or potential problem for me to ask seller to self report and pay saman first? |

Dear all,
I recently purchased a subsale intermediate terrace house in KL where the previous owner did extension without DBKL permit. Does anyone have any idea what documentation or process is required by DBKL to legalize the old renovation? as I also intend to do some minor renovation which I will apply under permit kerja kecil, however it requires CCC/CF which I don't have. Any advise would be appreciated. |

Hi all. I am based in KL and thinking to renovate by relocating the car porch pillar towards the edge of the wall. Is this consider "kerja-kerja kecil" or "besar".

Relocating a column (or layman term porch pillar) can be similar as demolishing the the part directly and also demolishing the parts its supporting. Then you need to construct a new column and new beam(s), a new foundation. If money is not a problem, then surely it can be done yeefung liked this post

Additional Info:- Basic building setback for terrace :- a) front - 20' clear from wall to boundary (main gate) b) back - can extend to end of boundary c) side (corner lot) - 10' clear from wall to boundary d) side (end lot) - 5' clear from wall to boundary The different thing between architect and building draughtsman (BD) is , BD are limited to specifying area only and the fees therefore a bit cheaper than architect. Do not pay to enforcement if they ask for ‘kawtim’. Report to Local Authorities if happen. Do not start work before get an approval/work permit. If not, you will be fined as much as 10x depends on your processing fees. Do not trust contractor if they can ‘kawtim’ with Local Authorities. Some of them didn’t do a submission and if caught, owner will be responsible. Architect is the person who will be responsible for the probability of future. They knows about UBBL and buildings. Just pay a little bit for pleasure in the future... Sharing is caring… Was informed recently the setback for "b) Back - can extend to end boundary" has changed and no longer allowed to all the way to the end boundary for 2nd Floor rooms. |

Would like to know what is the norm in engaging architect for design. Set my expectation right.
I am experiencing challenges in finding any for design ideas for my renovation. The ones i spoke to are reserving any input until payment is confirmed. How would I know if they are good if I dont get some ideas? Not asking for any drawing plan or sketch, at least some verbal suggestions. |

Some architects will show you some work portfolios for their works instead of just talking about ideas. Depends on their character. Some architect looks Lansi and have some egos but always come up with good ideas. Some architects might not be interested in doing design so they prefer you to tell them what you want instead. I personally ( Yes I am an architect too) will throw in some ideas during meet-ups or site visits, give some hand sketches and show the client some previous works but I will not do free work ie drafting the layout etc until the engagement is confirmed. Despite that in my past experience some ideas was given but eventually, we were not successfully engaged but after sometime you see something was built exactly like what you have discussed previously. Well this is life huh....If the project is interesting, sometimes I will charge lower fees to get the project.
