But some, including those here have done so if they calculated that the profits is higher selling before ex date than on/after ex date + dividend. Cos the price may drop a lot after ex.

Yeah that was what i thought. So you sell high, u dont get dividend. The buyer who buy at your high price will get dividend.
If the price happened to drop alot more after dividend, that is just market fluctuation, nothing to do with dividend.

This wodenus is really misleading......he gave the impression he can sell high, take the dividend,
let the buyer buy his high selling price and get no dividend.....

Usually people will sell off after getting the dividend. Thus, sell down. After things settle, price may go up again depending on the stock fundamentals and sentiment.

Example: WCT, I sold off on ex date, price was 1.20, 1.21. Then, Najib made the RM 20bil announcement. Few days later, valuecap or EPF push up the price to RM1.33. Now RM 1.38. Just few days dfference. I was like - fulamak, after i sell go up, before that , die2 wouldnt up.

This is one instance where price rise up AFTER dividend, lol.

Tropicana City Mall during weekday daytime...is so dead doh.gif

The only saving grace is some restaurants got decent crowd during lunch hour

Well the two CMMT malls in Penang is doing well here, still the most popular malls among Penangites.
I wonder how's the Mines in KL?

I thought this was only becoz CMMT bought over and was doing a major revamp.

Prior to that, the mall was not too bad, have a lot of shops open and events organised.

Anyway, the quiet moment, won't last long, prolly another few months.

Nice to watch movie in TropMall. Nice, spacious and price is cheaper then MV.

CMMT currently has only 1 mall in Penang, that's Gurney Plaza.

Queensbay Malll is under CMMT (or yet, although being rumoured long time to be injected)

I'm buying CMMT because of East Coast Mall and Gurney Plaza.as long as DPU is still ok,I will still keep it.in fact I have not sold anything since day 1 only buying lol

I think SunReit, Pavreit and WCTReit (if this Reit ever happens) for the long term should be worth getting?

Seems all 3 have a lot of new malls coming up or are on the plans already.

The only issue I can think of is:
1. Period of completion for construction of those new malls and whether its sure a thing on whether they be injected to the Reits, although there should be a first right of refusal.
2. Period to obtain close to 90 to 100% tenants
3. Funds needed to raise to acquire those properties - via issuance of new shares + new massive borrowings
4. Consideration of existing/new competition, inflation and other factors which will affect current earnings and distribution yields versus expected future new yields

Lai let's discuss.
