It's not him either, it's just that the RM cross rate is a natural hedge smile.gif you know when the ringgit is going to drop (ie. when the socialists/islamists take over, and when billions appear in personal bank accounts for no apparent reason) so if/when that happens you can take a speculative position in foreign equity - you're just betting that if you are on the wrong side the cross rate will appreciate enough to cover your loss and give you a small profit.

Just like despite so many new malls coming out in KV, Midvalley still remains as one of top preferred mall by consumer.

For Penang,
Currently 2 area are having the most crowd, one is at northern part of penang, aka Gurney area (Gurney plaza and Paragon mall), another one at Southern around Queensbay mall.

MQreit's Penang Tesco is leased out for 20+ years already, and just beside Penang bridge, a strategic location, not much a worry on both lease and property value.

MYR sudah jatuh longkang, still got sooooo many shoppers at weekend.. sweat.gif

I am still holding some CMMT...disposed some already.. dont really like SW mall development..

Suria KLCC...becos of proximity to the Twin Towers and KLCC Park...tourist attraction

Pavilion...I dunno, mostly premium products, I've never been there for years already

Thinking of MRCB mall.. but went few times.. not much shoppers.. mostly people pass through to sentral only. sweat.gif

Creosus REIT looks sweet to add more.. 9.22% gross yield.. tax free but SGD so expensive now hahaha. icon_rolleyes.gif

U mean the one at KL Sentral? That is Nu Sentral...

It's not under any REIT yet...the same applies to Quill Mall...though many expect it to be pumped into MQREIT in the future...

KLCC REIT also got Mandarin Oriental, KLCC etc, so it's not a pure mall REIT...
Yeah the net yield, 4.8-5% only...I also reduced my position to a very minimal amount...when above 5% baru top up balik
