There is no such practice in buying condo with car park, bro... This is due to if the person no longer own the unit, he/she cannot own any car park unit.. By the way, developer is start scheduling for signing s&p.

I got a unit condo with 3 car parks...

One of the car park is standalone snp... Which I bought separately from developer...I Can sell the car park only if I wan... Or sell the condo without sell the car park...

Usually car park have to tied with the unit and cannot be sell separate. And developer (so far projects in market) normal practice is allow buyer to buy extra ONE car park only for each unit. So that it is fair for buyers, no such thing like 1 person buy 5 or 10 parking lots.

my friend bought up to 3 extra car parks....

developer wont care who buy car park...they just care about $$$ only...

I try to ask possible of getting 2 extra parking, the developer say NO. Only 1 is allow. They said parking is reserve for Block A "mampu milik" to purchase since their unit only come with 1 parking by default. Block B & C come with 2 single parking by default, so only allow to purchase additional 1.

Mind to tell which block u purchase?

Yes. Latest bank would be Alliance, RHB, CIMB, AFFIN.
If not mistaken Affin and CIMB are able to finance up to 450k only.

Didn't you receive any calls from Amber's mortgage consultants?

Imho, interest rate not really a main deciding factor now. Last time during BLR, we can compare the banks by looking at the interest rate. BLR-2.4 and BLR-2.2 we know that BLR-2.4 is a better interest rate as most of the banks tend to have the same BLR.

However, now banks are using BR and every 3 months they can review and adjust the BR. We cant predict the movement of their BR, you might be getting 4.45% now but when they adjust their BR, the interest rate might go up or down.

S/he meant financing based on purchase price of 450k instead of 460k. Loan margin on 450k for Affin and CIMB.

This is bad practice by the developer... Do in mind that if you are not owning any unit, you should not hold any car park... Reason is if you are not owner of the unit, you shouldn't be allow to enter the property any more. Car park in the condo should only use by the tenant or owner themselves, and not outsider.

I also strongly against those owners who rent the car park to outsider when their property is near to biz center to earn the parking rental. This may cause security leak as when outsider hold the car pass, they can enter the premises like tenant and may pose security treat to those actually live in it.
