(( One more thing would like to remind readers here, please do not buy just because Z-Residence current subsales is higher than Casa Green Bukit Jalil or it is cheap or the price is low compared to other new launches but buy it because you really need a home! After all, this project are meant for people who likes Bukit Jalil area and have been dreaming long to own a decent home to start a family. For those who want looking for pure investment, please consider to leave this to those who really need it. I believe in “Karma”! Do you?! smile.gif ))

100k margin, let's you play around the figures in subsale market after VP.

Actually not 100K margin, remember Casa green is 1000 sq, but Park Hill is 1100 sq. But in terms of $$ invested, yea, it's 100K cheaper..

UOB agent call said all offered loan rate will be revised after april 17. Any takers?

The agent didnt mentioned exactly. But i would think will be higher.

UOB's BR revised to 3.89% from 4.02%. Effective interest rate still is 4.45%,

4.02% + 0.43% = 4.45%
3.89% + 0.56% = 4.45%

So those who accepted their offer at +0.43%, the effective interest rate will be 3.89%+0.43%=4.32% rclxms.gif rclxms.gif

Yes, APDL was approved and hopefully SPA signing can start in May. All the units have been allocated to the respective lawyers. Purchasers should receive a call to collect your Sales Form from Amber office.

Sales of car park will be opened until 30/4. After that car park will not be sold to Block B & Block C purchasers as Amber is going to do the car park allocation for SPA signing.

There are not much panel bank yet... I asked the developer when they will get the panel bank list ready for purchaser as the S&P signing will drop on May...

It seems like this is moving very slowly... Come on.. A lot of purchaser need to secure the bank loan in order to sign the S&P... Sigh...

Still have extra car park for sale?
So far only UOB can include the car park in the loan? Any other bank do the same?

Any one thinking of pulling out? I think this project is really good but I only managed to booked the lowest floor. Is it still a good buy? if I get a middle floor then sure win. No experience on getting a lowest floor unit. Anybody can share your experience?

Well... How to say...

1) May be noisier a bit due to nearer to the pool and facility area..
2) Many units above yours when you resting @ balcony...
3) No high floor feeling when look down from balcony...

Overall, if can get a unit already very good... Heard waiting list over 300++... 140 bumi lot yet to sell, developer will push it to bumi... Wonder how much they can manage to sell that...
