I have no problem because that is my responsibility and I not expecting owner give me unforseen waranty

In fact I will ask whther my purchase price can cover owner loan anot because that is the major problem for deal stuck in middle but usually this will not happen.

I am a type of person who hate troublesome. Even as seller I will insist buyer check for loan clause as I don't wan buyer drag me for long time if cannot get loan. I would ask my agent put 14 working days clause for buyer to check for loan , n I will return deposit if he can't secure loan. I will put this just don't want the agent suck buyer hard earn money in case he not qualify for loan, further delay need agreement from me. After he confirm loan , there will no bargain from me - I think fair enought

Check everything before find lawyer or get a lawyer advise before sign offer letter..be a fussy owner better than a fake gentlement. In my role as a owner, I will advise for a young buyer ( if he really no experience n I will not take advantage ) and I will give them enought time for survey,advise n preparation but at same time I will never risk myself

If my property for sale and if there are any , once buyer put in deposit I will stop someone to view in 14s working day and if he cannot come back with me I have option to resell to others..I think that is fair enought

What Jliew said is practised by those experienced investor. They know where to save money and don't pay unnecessary cost. While essential cost like good agents, they not stingy one...Agent can find them very good kangtao in the future while lawyer....ahem ahem.... tongue.gif

I bought a sub sale...... unit is consider vacant ever since VP (fyi..... almost 7yr vacant brows.gif ) ..... owner use it as a simple storage place...... his selling terms is "as it is" too..... as he dont even visited the place before so he do not kno if there is any defects....... so as buyer, it is my own responsibilities to check the place and accept the "as it is condition" or not la....... whistling.gif whistling.gif

Setelah mendengar hujah-hujah dan keterangan -keterangan para saksi-saksi hari ini, BBW pendapat bahawa Defendan telah bertindak secara tidak jujur atau "bona fide" dalam transaksi jual beli rumah Mdifields 2 kerana kerosakan -kerosakan yang sedia ada telah dibuktikan dengan beban bukti dalam imbangan kebarangkalian mudah yang mana kerosakkan tersebut telah diketahui oleh Defendan ketika Defendan menjualnya, Dfenden juga telah menggunakan undang-undang sedia ada/perjanjian sebagai "sword rather than sheild" yang sama sekali bercanggah dengan prinsip undang-undang, maka BBW memerintahkan seperti berikut:

a) Perjanjian jual beli dibatalkan dengan "recission efftct"
b) Deposit 10% dipulangkan kepada Plaintif dalam masa 1 bulan dari perintah ini
c) segala kos perjanjia jual beli ditanggung sesama sendiri
d) kos sebanyak 10,000.00 kepada Plaintif

Hahaha i prefer buyer ask everything before commit...better clear any doubt as I prefer no argument in later stage.

lol, you know why caveat was entered? you pay RPGT yourself, but agent forgot to pay, so no pay government, that y caveat thumbup.gif

By the way master title u can't caviet , developer won't allow u caviet whole building except for those have title already


And if I pay to agent that usually mean lawyer and if lawyer forgoten then he is in professional negligence
