As seller u think they bear all the cost??..... Seller will sell prop at their targetted objective which covers all expenses la..... indirectly...... buyer is the one who paying all expenses la...... whistling.gif whistling.gif whistling.gif

You forget ah ? the moment buyer interested they need to pay 3% earnest deposit to agent company, thats the agent fees lah !

If like Jliew Midfields 2 construction 4 years, he just keep 1 year zero RPGT already.

Agent get me buyer, as long I get the price I wanted I don't mind paying but not more than 3% not less than 2%,this is my principle. I will never allow agent mark up but he can get higher commision max to 3 if get me a superb price

Second, usually no need lawyer when selling as the process might be faster and I still can understand simple agreement term n most Important I will state my term to lawyer before selling - no key before full payment, no waranty n retention sum from me ,must done in 3+1 and I have absolute right to terminate n no need return the first 10% if deal go wrong , property as it basis ..sendiri submit rpgt not because kiam siap but I prefer everything under control as lawyer will not help me chase a return payment from lembaga hasil. I do myself faster...most of new lawyer don't even have idea how the return process and which department in charge doh.gif ..usual standard answer from them is still not receive but will never check n chase LHDN.


Ps.: if property under consent , agent only can collect after consent is out
And for lawyer part, usually I will allow reasonable time for them to prepare a document n do a land search and bankruptcy search and confirmation from developer before SPA..I don't like sign first talk later method , everything black n white n follow standard SOP is good, some junior lawyer prepare everything fast before check all this rclxub.gif

More transaction are done in secondary market then new properties, what do you think leh ? sure got people buy lah !

Nowadays every new launch developer ask for new record price somemore need to wait 3-4 years, secondary market sure got high demand lah.. whistling.gif

your principle funny leh... when you buy you ask lawyer discount leh.. so sellective one geh?

on the second part of your request... you are not represented, there are reasons why both side need to be represented.. in any event problem occurs, the things you told the lawyer as to how to manouvere your needs will be swept aside... they will side back the purchaser..

who is going to get redemption for you? who is going to ask doc to discharge? who is going to to the discharge? (assuming loan), who is going to apply and follow up consent to transfer for you? you sendiri apply transfer? dun so cheepo lar... selling X+200k already, still kiam siap that little legal fees worth less than 1.5% and ask discounts sumore..

Is secondary market mean subsales?
If subsales, I don't think it's doing good now. My fren who work as mortgage officer told me nowadays all his connection property agent very free nothing to do. When asked, they say market really very slow. Everyday lepak Yamcha only

J;liew u use all your way lar since you well verse... if delay cant blame lawyer ah since you no pay ppl.. ppl wont bird you, sumore their interest is to protect the purchaser..

later purchaser lawyer alter the terms and you sign it as usual like 6 months after vp only collect money.. that time only find lawyer recover but you sign already

Hahaha , apply consent is buyer lawyer job , redemption n discharge buyer lawyer can do for me and I pay disbursement for them

Since lawyer is a stakeholder from the moment sign SPA, lawyer have to act neutral according to SPA and act according to SPA..if not sign spa for what. Lawyer cannot side purchaser and everything have to according to SPA, and if he not act according SPA I can complaine to bar council, you can ask your gf to confirm this brows.gif

When I buy I no need ask discount , lawyer will seng muk give me discount ..standard industry practice..never put gun on lawyer head give me discount..

Many agent will help me sell one property but only who can conclude the deal can take commison

Same as I can choose anyone lawyer to do SPA and the choice on my hand

This part I don't agree, I am sure my lawyer too will advise me not to sign SnP with such term, you mean you can simply terminate the deal & walap buyer 10% deposit ? even if it is because you decide not to sell the property or found a bettet offer buyer, then you advertise every month & walap 10% from some sochai no need to work already loh...lol

Where got idiot agree with such term, it depends in the reason for the deal not proceed, if its because buyer fault then yes, but if because seller song song wanna terminate seller must return the 10%
