on the second part of your request... you are not represented, there are reasons why both side need to be represented.. in any event problem occurs, the things you told the lawyer as to how to manouvere your needs will be swept aside... they will side back the purchaser..
who is going to get redemption for you? who is going to ask doc to discharge? who is going to to the discharge? (assuming loan), who is going to apply and follow up consent to transfer for you? you sendiri apply transfer? dun so cheepo lar... selling X+200k already, still kiam siap that little legal fees worth less than 1.5% and ask discounts sumore..

Since lawyer is a stakeholder from the moment sign SPA, lawyer have to act neutral according to SPA and act according to SPA..if not sign spa for what. Lawyer cannot side purchaser and everything have to according to SPA, and if he not act according SPA I can complaine to bar council, you can ask your gf to confirm this
