Becos MCT set a DMC as a house rule, can not extend front and behind. We may need to gather as many as buyer to do something on this wtf DMC. Who have signed the s&p please check is it stated on the s&p?

The 5 feets extra land for green casa is just too important for people who bought for own stay as i really need the wet kitchen. Now the 5 feets plant tree also not enought.

Is the DMC binding to sub-purchaser? Anything mentioned in the S&P or DMC stating... JMB/MC consent needed for subsequent subsale?
What is the cost/liability if extension is done? Ask MPS to tear it down?

Ya. Buyer please voice out to your agent that you are not satisfied with MCT simply put in any DMC on top of individual title. There must be some reason behind this action, take note. You are not buying a condo but you are holding an individual title, this is not make sense at all. Voice out or take it, make your own decision.

Setia Ecohill and Ecopark are also GnG with individual title and DMC.

Preservation of a uniform facade and safeguarding of common properties is the spirit of the DMC. Extension at the back is allowed subjected to building laws and bylaws. For terrace, I think it is 20 ft back to back.

as long as you obtained approval from local council to extend....the dmc means nothing lah....

dmc in individual title only binded btw buyer and developer....

But developer mention they will hold your 5k renovtion deposit if you break the DMC. Unless you wait after JMC formed then discuss with the JMC. But that is after 2 years you move in.

Wouldn't this DMC of not allowing rear extension for these 18 & 20×65 size units affect it's saleability? No withstanding it's uniformity has its pros...

went to their sales gallery yesterday at one city to signed my loan offer letter. Confirmed with my SA that extension of the yard at the back is not allowed. So i guess we will have to built a wall on the inside to separate the kitchen from the living room if you don't prefer open kitchen concept.

Open kitchen concept is nice, but without the wet kitchen you will be heache evertime after you cook.
