2% only, 5% is Bumi discount or type C only.
It is quite tough to pay 10% and sign SPA on the spot and non refundable if loan rejected.

Below 800k. Assume 790k. Means he bought WS2 at 570psf only? WS2 got so cheap meh? Quite good buy...for him lah.
