rather than buying for investment, i think DPC props are more for self stay right?
cause i dont think it appreciates as much as cheaper properties out there since their prices are already at top tier since launch.

personally I think so too..

every props in DPC currently more or less are almost or over a million - how many can really afford that kind of pricing?
There is an imbalance between supply and demand soon in dpc or is it already happening..

I reckon their cap gain are quite healthy, 30-40% cap gain in 5 yr time.

Drastic increment in price is mainly speculation all tis while.

Many other dev hav priced their prop closer to dpc in psf nowadays. Tis might giv dpc an advantage to secure more own stayers.

In dpc condo, price is stubbornly staying high with the latest vped ws2 at 800psf. Might not b easy cos ws3 is gonna launch at 700+psf. But its not apple to apple comparison liao cos 1 is immediate and another 48 mths later.

But if toking bout landed then yes its vely expensive at dpc. Limited stock with limited transactions I blif not bcos of no buyers but no sellers.

ws2 - 800psf is asking but have to see transacted..its very slow I heard ..

think if one look heard enough can still get secondary condo at below 700 psf for relatively new condo
in dpc.

OCP still has lots of units left..

That's for type C only, and only for first 60 buyers (5% discount) and for repeat buyers (2% discount)

sometimes i think appreciation base on psf is not very accurate. different floor different view different size.
anyway my friend got one ws2 low floor 1389sf bought below 800k. already got buyer offer 1.05m just that he dowan let go. he aiming 1.12m.
can be transacted if he willing to sign at 1.05m. not too bad?
