Average price more like 750psf instead of 720psf.

For Parkcity, the price looks yummy. Others ah kau project outside not master planned also want to sell 750psf.. my tot only..

at the rate they are launching condos in dpc, there is a possibility that the mkt cant absorb so fast..so possibility of high vacancy so
better ensure one has holding power..

You are right bro, nowadays too many ppl buy for investment but the market is oversupplied. Beginning this yr prices are starting to see drops or maintain same price. I'm sure those without sufficient holding power will sell at reduced price soon.

DPC want WS3 buyers to pay the 10% and sign S&P on the spot on launch day. Not sure if this is their usually operation model but sounds funny to me. Anyone knows whether this is unusual???

The SA told me that if the buyer is unable to secure a loan after paying the 10% d/p, the 10% will be forfeited. 😳

allowed under the law - ie once you sign SPA, 10% is payable..and am sure its stated in SPA that it is not refundable.

The developer is giving buyers enough time to check on loan eligibility so no excuse to cancel. change of mind does not count tongue.gif

they used the same method when launching OCP..no issues.

anyway, good way to vet out the serious and non serious buyers..

Reasonable price tag. I was initially expecting MYR 1,000 psf.
