Foreign banks might not venture that far south yet when base customer there isn't enough to justify yet. They have limited branch quota mah..

New local bank branch license policy. As well as foreign bank, limited to radius within each branch ( by level ) , performance of last opened new branch, households & population, etc.

Yes. Got these 2 major banks would be excellent.

Foreign bank, my fave HSBC and OCBC guess no nid to think for at least next 8-10 years. Lol.

Yeah, it will be like when they pre-launched the resi earlier - no brochure but can only view it from their IPad sweat.gif

No show unit, no brochure about the details measurement of layout, only flip through in ipad... shocking.gif shocking.gif

Depends on ur timing and investment module.

If u intend to ballot and flip immediately upon VP for good profit, then its not easy unless RM 100k net is consider decent for u.

If u able to hold min 3-4 years after VP and keep it vacant on a worst scenario only, it would be a very good buy. By then, 2029-2021, most of EM residential already matured and potentially the Mall is coming up soon. Thus the commie demand would be strengthen.

My pick of the Ivoris, any corner lot or intermediate ( cheapest unit ) facing North.

Came back from EM. Understand that (I also see it) a lot of interested purchasers ask about Ivoris - expected to be selling hot on Friday, probably 100% take-up. Of those available for sale, better units (north, facing Mellowood) starting from RM1.63M.

I have to give it a miss...
