22x75 8D is very limited units along with 8B 20x75, both limited small rows facing central garden ( if I remember correctly )

Why dont consider 8C, 22x70 intermediate or end lot?

Sorry2, that is the requirement for that 32 internal units. As for public units, all existing purchasers are entitled to ballot as long as they meet the requirements as set out by EM. 

Three banks verbally agreed to pre-approve my loan. HOWEVER, none of them can officially issue the pre-approve letter as EM did not issue formal documentation for them to proceed. WTF.... tomorrow is the last day to register for ballot but EM is still holding the document.

Even if you can get the pre-approve letter, dont be so happy. That letter doesn't guarantee you can get the pre-approve amount. I was told that bank still need to re-evaluate after buyers officially "purchase" the unit and have right to change loan amount. For those with limited fund, this is extremely risky. RM100k will be forfeited if you can fork out more money for downpayment. 

No common understanding btw Em and panel banks.

I'm also very frustrated, got 2 verbal approval, same like others, worry on the final approved financing margin, that make a big difference.

So might just give up this round.

IMHO, its a game for

1) Cash Buyer
2) High position management from PLC / GLC
3) Very strong self employed directors with solid company Annual Financial Report
4) Strong income via Income Tax
5) Employed being min 5 years and age min 30 onwards

Above players would be very solid to obtain the final approval and not much diff compare to pre approved loan.

Intermediate is only RM 1.4-1.6m, thus 85% loan is only normal big loan for a commie and if any buyer has current RM 600-800k loan with few years good payment shouldnt have issue for final loan approval ( after pre approval assessment )

Unless this is RM 3-4mil commie, then might some difference into assessment.

Some buyers put more than one name during ballot. EM staff realised this and annouced if any names appear more than one time, automatically drop.

Some husband and wife volunteer to drop one unit also. Ppl juz put in more than one ticket even they interested to buy one unit only.

Overall, the response was good.

To get used to it on the journey to EM frm jln semenyih, i would advice u have lawatan sambil makan makan minum minum with family at old style kopitiam, roti bakar half boil egg with some good local food. Then u wont really feel dry and suffer passing traffic by traffic. At least can tahan half more year.
