there is no right or wrong answer here. Just bear in mind that if you buy a RM 400K landed single terrace house for own stay, after 5 years where your income grows but you still like your place, you can always demolish and build double storeys. Nowadays it cost RM 250K the most and 5 years later maybe will reach RM 350K for renovation. With that, RM 400K + RM 350K = RM 750K. However, the RM 350K is a variable cost which you can choose to go for it or not after 5 years.

Young man.. I got say we will escape meh? Asking 10 to 20% correction in area I want to buy..

X+200k .. wor.. these ppl say will increase wor.. if I m them and if this is true hold 10 years and sell.. profit more if what they say is true lar.. but the facts are not..that y many post for sale..

u try ask the flipper to buy the same area prop with the price they offer you.. ask few times wave middle finger to whole family... lol

Indeed sub sales are slowing down in some areas but I've seen there are lots of transactions for 600+sf at RM800k-RM1m this year in KLCC area..

Maybe there are some projects out there can't sell, but are those projects launch or start selling within this year? As what I'm aware of, those projects I involved which started to sell this year are doing not bad.. rolleyes.gif

IZzit ur nowadays sure stretch few years back.. then agents and develooers complaints all talk cock? Subsale biggest jokes.. amaya with his so called 7% yield still vacant 50% at least one year plus vp.. gt 208.. altitude.. pv 20... green residence.. you vista.. EM and SEH.. sg long leh? Why owner need to gives you 10~20% discount ? Are you their only potential buyer for the next 10 years ?

How about other buyer willing to buy at 5% discount or straight paying the asking price.

Why didn't you sell your PAMA land to us at 20K per acre then ? Palm oil price drop plantation land are useless mah whistling.gif

we dealt with everyday these procedures.. some? Developers agents complaint like many wor.. NAPIC cant tipu one..

but you tipu probable.. prooerty where? Flipping 200k or not?

Mb coz they need to service loans? And after full loan setvicing it is double the price?

First thing, I quite pity you for being the target of all arrows. rclxub.gif Secondly, I admire you because you are still who you are despite multiple critics be it with good intention or bad. notworthy.gif

Third, not sure you are in which industry but myself is in the banking line. I might be wrong at my judgement but if you notice, many of the developments / grows are coming along with the mega project of gonlanment i.e. MRT/LRT. That's the only thing that pushing the price to go up. However, would that actually help to sustain? I don't think so. Will the price comes down? Answer is no because you are still in KV. I am not sure about prospect for strata because it was never my aim.

So long as your desire location is within KL, price won't goes down much unless something is wrong with the house i.e. sinking / people died or urgent cash out by owner. Rare case once in a blue moon still.

Just highlight your desire area according to your budget and then watch closely day to day until it strikes. Meanwhile your plan B is to change a job and push up your income. Both can be done concurrently. cool.gif

Many can afford to keep property vacant till they sell it, like u meh ! Rent one cheap apartment still need to sub rent to own relative's.. kekeke

Since talking about vacant, did the price of those property you mentioned getting cheaper or more expensive ? See owner rather keep vacant then drop price, meaning they can afford to hold loh.

So keep dreaming drop 20% ya !

Dude, on my hand transacted 5 this year...those I missed more than 10 transactions, haven't taken into accounts of other colleagues and agents that I known doh.gif
