If you found good deal from subsale & have enough money for upfront, then go ahead Lo.
The advantage from new launch is developer always give discount, free legal fee for loan etc, hence u don't need too much $$ for upfront

I told you already Japan biggest problem is aging society population shrinkage, so demand is low, in fact is so bad that many property are vacant as not enough population to buy, they don't import population like Hong Kong & Singapore, probably they don't want China citizen.

New launch below 500K very limited, size would also be smaller, really depends on your capacity, subsales can see exact condition & neighborhood, new one you need to try your luck, no guaranteed will not be abandoned.

Having says that Subsales need more cash on hand as you move in instantly, Legal, stamp duty SnP not included, can look for good & semi furnished type saves some reno cost.

Again i stressed that 450-500K is a bit tight for your current income status.

Monthly easily 2-2.2K exclude maintenance fee, so if include + electrical & watwr bill & MRTA Fire insurance, your monthly budget easily 2.8-3K for the house.
