Ah Bear, the bigger unit you get, the more renovation cost is needed.
More grills, more curtains, more lightings, more paints, more electrical appliances, bigger furniture,

My lauya condo i cut hear cut there the renovation budget + furniture + home appliances cost me around 40k.

One more thing, the cost for perfection of transfer. (Not sure sub sale need this or not)
Just share for you if you left out the budget for this.

SifuahBear die die must delayed his purchase to April 2015 & beyond because.

1.) His current nett income 4.5K only so probably can only loan approx 250-300K.
2.) He want to use this year salary slip (3 months) after increment to get high loan probably around 400K
3.) He also need to wait for his 1st full year EA form which his HR will only give him on march.

See or not SifuahBear actually know after GST price will increase but he really have no choice due to low income & no support documents to secured higher loan.

He is playing with fire by buying till max stretch as he thought every year income will increased (every day sunny day), he never keep some space for breathing in case economy turn bad or interest increased. shakehead.gif

Japan currently undergoing recession to increase GSt also scrapped off... how Malaysia can overcome this?

yes buying prop, is god but heavy debt is equally also...

Fresh grad not nessary Young , commonwealth recognise cert not easy leh...some may failed many years exam only can graduate. This explain y mid 30 still low pay fresh grad..

Ah bear, look at the bill, dealer was charging 6% + 5%, some even charge 10% + 6%, when GST started, this 6% + 5% will removed, only 6% GST is applicable.
Means that existing tax will removed & replace by GST, I'm very sure that the impact will not bigger than the 90 cents increased of fuel price during Badawi era.
The only worry is the small entrepreneur to abuse the system and take avantage to increase their price; like chicken rice, kopi susu etc which don't provide receipt & pay tax according to the government

They wont use GST as an excuse to increase price ~ they always tell you because everything is increased ~ therefore they increase it too ~

very soon we will follow our kawan culture from far east ~ bawa bento to work/school ~ only rich ppl makan at mamak/kopitiam ~ ultra rich makan in restaurant
