If you are the debt collector on behalf of the Bank and particularly in charge for credit card default cases, what is your opinion on BNM changes of local bank interchange rate starting 2015? Do you think the number of credit card default cases will drop?

due to mass UTAR student in banking fields especially sales, manager , team leader, credit card default will surge, coz the sales team wants commision, they will help the applicant to get their cards and their commision,

normally 1% of credit limit.. or some cases RM100 per card..

that y they die die want you to take 2
*
Brother BBW, credit limit is 2X of the net income after statutory deduction. In some special cases it is based on gross but not net. That's if you have pay slip to prove. If no payslip, will need to base on other alternative income proof i.e. income tax, bank statement, EPF statement.

In most of the cases, commission is at fixed rate but not on limit for Bank to have better cost mgmt.

I am not from UTAR but I think is not good to defame UTAR grads. UTAR is linked with MCA what and your family is connect with MCA also right?

I am quite surprise to see that you have knowledge in property market and your job is to collect defaulted money from credit card holders. Meaning they pledge property for credit card? Tak make sense to me. You have done other job in related with property one is it? rclxub.gif

Dear BBW,

You must not forget about those days during the booming era of credit card where one can easily own a few credit card and zero balance transfer fees rule from bank to bank. That's the era many businessmen playing around with the money (debt) for them to roll their working capital. As a result, they are trapped due to snow ball effect of debt.

Now, with the slightly stricter credit card rule many still defaulted as a result of poor self control and financial management. In short they spent beyond mean and without knowing about the consequences of having bad credit record. That's why AKPK are so keen to educate the people.

I am referring to the new rule imposed on the 2X net income as credit limit which was introduced 2 years ago. Now starting 2015 the local interchange rate has been reduced as requested by BNM. Do you know that the local interchange rate affects consumer indirectly? Do you know in which area? From your answer it has already indicated your level of understanding and knowledge.

I am not interested in your CCRIS but I think you are not making sense on the credit card topic and UTAR students. Look at yourself, a professional with bias statement and narrowed opinion.

Since you are overseas grad and a lawyer now why your income is not working hard after so many years working in the society? Even my startup pay also higher than RM 3.7K and I am just a local grad. My apologies if any reader is having RM 3.7K below. Do you know why I purposely structure my sentence with strong BBW scent of writing -"Relax lar.. if you are really UTAR readers accept my apologies.. but you guys are fond in banking.. sales ... car.. prop agent" ? Not to make your feel bad but sometimes apologies does't work in this way following your logic.

If you dunno, just admit. No one is going to laugh at you. This is just a forum for discussion and exchange knowledge. And mostly we just blow water.

Without bank then your profession can really be winded down and doom day for the economy of the country. And btw, I do not prefer to hire foreign grads because mostly they are having attitude issue where they think themselves are so mighty. Perhaps I am right because it got proven once again in this forum. Opps. My apologies if any reader is a foreign grad. No harm but just imitating BBW way of writing.

EPF statement ada?

I suggest since you do not have a professional standard to begin with, how to judge the professional right?
*
Seriously? Do you still keep N-years ago EPF statement? Your next question will be asking for my latest EPF statement. doh.gif

Can you intercourse with your lawyer gf with her name, photo as shown in IC and business card where all are captured in a photo and post it here so that we all believe that you do have a lawyer gf? Wait, photoshop is so easily to be used nowadays. I book you a hotel room and you do a live show in front of us is better.

Since you self-claimed as a professional then behave like one.

Pls la BBW. Is already 2015. rclxub.gif

Do you have any idea what have you posted? It is FD cert but not EPF.

You asked for my EPF open account statement which was 8 years ago. Ya kiosk can only print for 2 years. Glad you know about that. Very tired to talk to you for today.

And btw, bank is freaking huge with different functions and departments. From your reply all are pointing to front office or sales role and you allegedly saying that all people who join bank must do sales job. notworthy.gif

Hi sifus need your advice. I spotted a subsale single landed freehold and the agent told me the below stories. I am inexperience hence appreciate if you could advise a little or two.

1. Owner of the house never check the condition of the house since the purchase which is 8-9 years ago.
2. Owner of the house never collect the key from developer.
3. Owner has been serving the loan but still got outstanding of few thousand.
4. Developer has confiscated the house key of the owner in view that he never collect the key.
5. Developer will give out the key to owner provided he finished serving the outstanding, which is a few thousand left only.

With that, I am unable to check the interior condition of the house because agent said the key is with the developer. Does it sounds fishy to you?

What should I do to avoid been conned?

TQ for your advice.

Hi Jason , in this situation actually is better than auction.

First step is get the key from developer , tell your intention to settle the bill if u going to buy that unit..usually developer willing to compromise.

Second ,check the outstanding from developer , indah water, electricity , water , cukai pintu tanah and loan amount .
If all those outstanding is greater than your purchase price then I advise u to forget it coz usually that is liability to owner and he might no money settle bank .

Third , get a professional to check for house like termite ,plumbing and wireling problem..usually house vacant for so long tend to have problem.

Fourth , if u keen check the house value from bank n make sure u are eligible for loan

Fifth, if everything above is ok then u can pay earnest depost to your lawyer if you not trust your agent

Sixth, ask the lawyer to check any caveat on the property and transfer matter ,owner bankruptcy before sign SPA

Final - if your agent is not experience geh u better check everything yourself. Oh coz u can save all the hassle if you don't want this unit but sometime this is the way we find hidden gem. No free lunch, if that deal is too good to resist we need do some homework. While u doing this actually u also expose to gaining certain knowledge in property transaction. Worth to do all this if u got free time
*
TQ. Will do it asap. Will iron out with developer to understand more. Hopefully everything is ok.
