Waterway inside fencing will mean that it is no longer public amenity, so there is a difference to non-residents of the specific fenced area.

Did anyone get this SMS yesterday?

Jen, that is the reason given by SP Setia but waterway is not suppose to be use by public. No one suppose to use it but again if is not fenced up surely got ppl will throw rubbish there. You can image what it will become.

No SMS recevied.... Maybe they just invite the recent purchasers only?

I'm the buyer for Palida (own stay during VP). I'm stay at Semenyih for 13 years and previously worked at Jalan Sultan Ismail (New KLCC) for 18 years. Thank you all sifu for sharing and update the information about this project.

Yes, you are right, this is a FnG, not GnG, the maintenance shall be handled by the MPKJ and residents are not paying to maintain it.. Yes, putting the waterway inside the fenced area should be able to reduce the chances people throw rubbish in it, but if inside the fenced area, MPKJ must come over frequently to do the maintenance, such as collect the leaves, dry twig from the tree etc.. Otherwise it will be a problem and eyesore and worse is inside the fencing area. Since now SEH going to make a linear garden at the waterway as well (presumably some garbage bin are provided), hopefully there will be less irresponsible people to throw the rubbish into the lake thereafter.

Talking about this, so is that mean the linear park inside the fenced area supposed to be stay as it is, RA cannot spend money to beautify or maintain it as it is public amenities belong to MPKJ right? hmm.gif

If really so, hopefully MPKJ can come to cut the grass and do maintenance often, otherwise it can be a problem as well...

Anyway, any idea how long it takes for transferring the public amenities to MPKJ upon VP? As stated in the SPA, the purchaser need to pay 6 months upfront maintenance fees to developer upon VP, so that developer can provide the services such as refuse disposal, drain cleaning, cutting grasses, etc before handling over to authority. If the waterway is inside fencing area, this upfront maintenance fee I suppose shall be abit higher as well, but of course it is not for long term.

As far as I understand, there is no UNIFI currently in Semenyih, only Streamyx 2/4 Mb is available for the moment. Can call the TM point in Pelangi Semenyih for verification.

So this house is considered an upgrade for you? What makes you decide to buy a Pallida unit for own stay?

13 years working in Jalan Sultan Ismail, can you please share the route and time taken so far? Thanks..

Sam gor, at the end of the day MPKJ still need to do their job regardless of inside or outside. RA defintely will inform guards to let them in. Again, I dont see any issue at all but just where the are accessing from. Since the waterway is outside as part of the linear parc, we can only hope for the best. If they are not doing their job and ppl throw rubbish in I will definitelly complain till i dont see a single dirt in the waterway amd the linear parc as well. Also, SPS shld plant more trees to give privacy for the resident/units facing the waterway. Since is a parc many ppl will walk around... SPS if want to do a good job then they shld do this.

Yeah, that's something SEH should do, furthermore that waterway will be near to the future apartment, suppose will be a hectic park area during evening period. MPKJ should do the maintenance efficiently and let's hope for the best.

From the masterplan, it seems like SEH is going to plant many trees along the waterway, hopefully it can improve the privacy of the residents.

From the last row of pistia, there is still has a road (Jalan Ecohill 1/3F) plus the waterway separating from the linear park and Jalan Ecohill 1/2, should be okay I presume.

Still one more year to go, I think TM shall consider it when there is demand, sure they want to do the business.

As I said, Jelok Impian and Kajang Perdana, which is very close to Semenyinh, also have the UNIFI already..

Based on PalmWalk also a F&G, Bandar Sungai Long experience, MPKJ cut grass every two to three weeks for our linear garden as well as grass in front of the house.

I think no problem in beautifying the linear garden as our KPT (RA equivalent) recently planted 40+ palm trees and consistently replace the damaged playground. However to add something extra MPKJ's approval is required.

Yes. Sam gor. I can share the journey from Semenyih to KL (Near KLCC). The following are the journey from Semenyih to KL (KLCC).

1. Around 6:45am send my children to Sin Ming school (Journey around 15 minutes) & If on school holiday only less than 5 minutes.

2. Used Silk highway (RM 1.00) to Mines around 7:30 am (Journey around 25 minutes-35 minutes) to Sungai Besi (Nirvana - Jam) around 7:45 am (Traffic Jam) and reach my ex-company before 8:30 am.

Actually Semenyih not jam, only jam at KL area. If on School holiday only take 45 to 50 minutes. The reason I resigned from my ex-company because Traffic Jam at Mines, Sungai Besi, Tun Razak, Jalan Ampang (KL) only. Not all people work in KL or PJ.

My part time jobs at Selayang Baru (Saturday) take me around 50 minutes. Talk to me first, If people said take 2.5 hours to KL, will make me KETAWA only.

PJ people will said Semenyih far, Semenyih people will said PJ far.

Thanks for sharing the experience in Palmwalk.. Cutting grass once every 2-3 weeks seems reasonable.

It will be great if the RA can beautify the linear garden, otherwise the greenery park shall look very plain and is a waste.

Did palmwalk request to add in any additional items into the linear garden?

With such entry price, SPS already tried their best to provide the amenities I presume, but of course can do even better. DSL residents by right can enjoy THE PARC better, too bad there are too many outsiders flooding the area. doh.gif doh.gif
