A marketing trick to avoid buyers to change their mind.

Need to careful if the developer has all the permits. Eg: under HDA the statutory completion period is 36 months for strata building. No developer can above this law unless they have obtained anither special approval. Mostly of the developer will get this delay.

Most developer ask u to sign the S&P but developer won't sign until they have obtained all the approval.

Not APDL. If no APDL they can't sell at all, can collect deposit and the money need to go to stakeholder. eg. Lawyer.

It's a special approval from Kementerian to approve extension of time from 36 to 48 etc etc.

Also I notice there is restriction in interest in the land. The process might be lengthy for subsales later on.

A separate letter still necessary. For big developer like MS etc they will show the letter. smile.gif

Small player not sure. It should be fine if the developer already signed the SPA, the lawyer won't so stupid to sign if they don't have all the approvals.

Am coming from for those buyer already sign SPA long ago but still can't get back the signed copy from developer.

There is a separated approval letter shown by lawyer during sign SPA that this project above 35th floors required 52months to deliver VP to purchaser. Reason given by developer drag for so long why haven't returned us the SPA is because they need to do stamping on MAR. Wonder will we really get the signed copy on this month or not.

The stamping of Sale and Purchase Agreement can be done immediately because it's for nominal stamp duties only.
