need some advise on this situation.

changing job march 2024 with offer letter in hand
resigning from current job this month end

planning to apply a home loan now.  Can we  just base on current job and use current payslips without informing bank on new job offer?
*
Yes, you can. So long you have sufficient document that should be fine.

Who is offering 3.75% at 90% financing? Lowest approval I got was 3.83% and that was from Alliance Bank.

I think SCB offers 3.80% but they only do a lower margin of financing.

I got 3.70% offered from MBB, but was before the recent OPR hike. Now become 3.95%, ish.
SCB offered 3.75% previously before recent OPR hike

Withdrawal charges RM25 on extra prepayment
RM200 loan processing fee

Loan 90% RM934,200
Loan tenure 33 years

*MRTA 50% sum insured 10 years, premium RM4,942

dont quite understand the MRTA 50%, does that mean covered (RM934,200/2)?
*
The offer is not bad tho. I got mine last yr was 3.70% then after OPR up it become 3.95%, ish..
The MRTA that I took was the lowest, 200K for 10 years with premium of around RM2K

The best is you ask the banker to do the estimate for you. No one here can give you an answer

Just got approved for my loan.

HLBB
3.8%
885K
9k MRTT for 15 years
Flexi

MBB
3.85%
905K
13K MRTT for 20 years
Semi-flexi

Both need CC application, but MBB give premier banking, is it useful?

Any sifus can advise
*
No use, I'm taking MBB too. The criteria for premier banking status is to maintain at 250K casa if loan is below 1 mil for the service.

Since HLB gives better rates why not go with HLB. My 2 cents

Huh loan above RM 1mil then can get premier liao?

Yes, 2 conditions to fulfill - either casa 250K or loan with 1 mil. But need to maintain either one in the account for the status.

Hii, do you know any bank offering rate below 3.8% after nego? So far all banks stuck with max lowest 3.8%

This is the best. Before recent OPR hike, lowest was 3.7%.
