If one can afford the down payment, should we borrow to the maximum or pay as much as down payment as possible? Which is the best practice?

For the legal fees, even though Islamic loan has 20% discount on stamp duty, but it has more documents. So, nett nett legal fess for conventional or islamic loan which one is cheaper?

Do we need to accept the house loan offer prior signing SPA or can we sign SPA first then only accept the house loan offer?

Recently, I have signed a offer letter from a bank for a new house loan but it hasn't legally executed yet. After the OPR reduction, I found out there is another bank offer a better rate, can I cancel the earlier signed letter, if yes is there any penalty?
