The prices of houses are not going up anytime soon and developers have substantial challenges in selling even for the big boys. Internal projections are too high for most of these companies. Now, they finally trying to focus on lower price product. However, there are plenty of subsale units which are so much lower in price compared to new launches. So developers have to play the marketing games and creating illusion that new launch price is low and with all the free MOT, discount on downpayment, etc. Honestly if you are looking for home, dont just be drawn by marketing gimmick. Look around and survey existing properties and especially those newly completed or completed 1-2 years. You will be amazed to find much better product and pricing due to distress market. Buying new from develop is really if you really dont have cash on hand. I feel that this latest launch of SEG on 20x70 is not a good deal due to poor design and utilization of space, below average materials and small buildup. it may called it 1770 sqft, but it feels like a 1200 sqft condo unit.

Thanks for the site plan.
Looks quite dense and there seems to be a high rise on the far left. Wonder if it will have it's own facilities or sharing the landed clubhouse?

Not sure but seems like same guard house entrance. If so, then likely sharing the facilities.

for the 20x70 part I do agree with him. No Im not veing sour grape, my units are semis in SEG, but this one my gf got 1 unit solely because the price is low. But to be frank, go through all the spec it is definately not the same one as other parcels. its small and spec wise is on low range, even location is beside the highway. But entry price is really really low.
As for the property market , I really dont know, I have no idea how the prop market will be. However since Im holding for longer terms ie 30-50 years, any freehold landed I suppose will be fine.
Guess best is keep equal amount of cash as your asset

Yes it’s definitely low-range and low-class if you will but to equate it with an apartment of 1200sqf is something I find absurd. In long run, the advantages of landed property far outweigh the price you pay.

The 1700sqft I think is nett build up... Also to increase BU... Owners can just cover the double volume... Can increase 200-250sqft usable space.

The car porch IS a fairly useful place at least in my opinion. Sorry, I’m never a fan of high rise. Unless you live in congested cities like HKG/TYO/TPE. Condo is a temporary place for newly wed couple and as time goes by, when their family expands, they’ll look for landed. I’ve seen so many cases. Or unless you plan to stay single all your life without wanting to commit in marriage, then condo is a good place for you and your partner.

I do agree that the design for RoT is a little poor. But the price point for SEG landed nonetheless is fantastic.
If you do not mind to spoon-feed a bit, can advise which newly completed or 1-2 years properties around cyber or surrounding which have better product and pricing? I am looking for landed around the 600k mark.

Typical of local consumers; happily accept lower quality and smaller quantity products at cheaper price e.g chicken nuggets from 50% meat to 30% and weight from 1kg to 800g.
