My swimming pool in Aus is even bigger than the one in SEG club house. Wonder how can they design something like this. Nice superb living environment but facilities are lousy.

There ll be many clubhouses in SEG. Each only serve for each parcel. Why need so big? Basic ll do as only serve small community in each parcel. If not, Maintenance ll be high. SPS is smart and not repeating the mistake by other developers. Each parcel has its theme garden to hang around which is not at clubhouse there. Hope this help u to understand more of seg concept.

ppl shy to share the clubhouse pix.... its too tiny... basketball court not even half court.. and beware breaking the windows next door, maybe the court is for u to train ball positioning not for playing...

seg clubhouse better keep it secretly, or ppl will think its middle class house, i rather ppl post more house pic than clubhouse pic... dont think seg clubhouse pic will talk a thousand words, i think will shy potential buyer a thousand miles away.. but like some ppl said in this forum, they have their own clubhouse, this main clubhouse doesnt need to be huge.. so, whatever...

Lepirona swimming pool small, other than this, the clubhouse is nice for 100+ units. Heard the developer ll extend the pool. Lui Li garden and other clubhouses still under construction, so chamces to get a bigger pool is there. Must keep maintenance to be $$ friendly. Escalation cost and negative cf from JMB is happening everywhere.

Small clubhouse complain, big clubhouse also complain because have to pay more maintenance.
Only buyers are qualified to comment on this. If I compare the swimming pool size of Lepirona and Zenia of Desa PC,
it is about the same size. Clubhouse wise SEG is better. For Zenia, residents have to pay for RM400 plus/month for intermediate units. Most of them that I know think it serves them well and would not like to pay more for facitlities that they might/might not use...

I went there few weeks ago and found that the show houses are great! However tthe floor paint of that small basketball court start to peel off.
I also saw many crows walking on the roof edge and under the roof of some completed. Soon will see a lot of dropping covered the roof and wall. More birds will be there when the orchard starts to yield. I think the architect and developer overlooked on this problem for this type of new design.
I also wonder will the leaves from big trees collected on the roof and clog up the gullies. My friend's house is facing this problem and need periodic cleaning of roof gullies.

Keeping the maintenance fee affordable is the key. Zenia only rm400+pm? Those 3storey units already started rm700+ years ago. Rm400+ pm in dpc is exceptionally low. Lol. Most of the jmb already raised the fees. Of course, i am talking about the gng strata title parcels n not southlake, levenue, safa and amelia which normally relatively lower.
