In November 2014 the project was fully "Booked", as in all units had prospective buyers who had submitted a cheque to reserve the unit pending loan application and SPA signing.

But since mid-December, some units were released again as there were initial buyers who couldn't get loan approval or just changed their mind and pulled out. Booking fees are fully refundable. It is pretty normal for any development in Malaysia to have a percentage of dropout and obviously the developer cant force those who booked to buy.

Since last week Saturday, the buyers who have gotten their loans and have confirmed to buy have started signing their SPA. At that stage, the "booking" officially becomes a "sale".

One question I get sometimes regarding Lake Point Residence is regarding the drain which is located next to the development. This drain is part of the Rainwater Runoff Management System for Cyberjaya. Basically when it rains, the access rainwater is channeled via smaller drains into this drain which then channels it to the Lake across the road which functions as a rainwater retention pond. The water from this lake is then channeled towards the larger lake at the Cyberjaya Park.

While there is sometimes stigma against drains, this usually applies to older areas where all the drains are open and unfortunately some drains end up as dumping grounds for irresponsible parties which cause them to smell and become blocked. For new areas such as Cyberjaya, you'll notice that all drains are concealed therefore hardly any rubbish gets thrown in and they only channel rainwater. From the photos below, you'll see that this drain is probably cleaner than some rivers in KL:

From the photos above, you'll also see that there is quite a wide buffer zone (approximately 20 ft) between the perimeter wall of Lake Point Residence, and the bank of the drain.

When the future development on the current empty land on the other side comes up, there should also be a buffer of 20 ft to the drain, meaning the perimeter wall of the next development should be about 50ft away from the perimeter wall of Lake Point Residence.

I was in Cyberjaya nearby LPR during one evening in Dec where there was a particularly heavy and long rain storm, no flood.

Any plans from yan jian or even MPS to at least beautify / design the drain and surrounding areas?? Will mosquitoes or insects be an issue?

What about the perimeter fencing of lakepoint? I heard 6 feet tall, unsure solid wall or not.please enlighten.tq

Cuberjaya is very reliable tak pernah kena flood...but selangor science park 2 lain cerita...the road tenggelam if heavy rain lol

Developer cant to much as the land belongs to either JPS (Jabatan Pengaliran & Saliran) or MPS (Majlis Perbandaraan Sepang). Mosquitoes breed in stagnant pools. The water in the drain is flowing and I've seen fish swimming inside as well.

Yup, solid wall with CCTV surveillance
