Guys, any ideas on the institutional development above lake point, in between lake front and segi? Technically, pretty big built up. Wondering whether commercial or residential.

What about Symphony Park? Heard the project abandoned. Think the developer , Luxstar was planning low cost residences which does not appeal to the prime location / worth of the land mentioned.

Correction, dont think lake point excluded car porch built up as shown above. 7346 cm = 321 ft.
Thus the nett built up is actually 22x45 isn't it?

Major downside for lake point will be having the sjkc union school right in front or close proximity. The idea of having the school is brilliant but not sure how will it fare for the residence/tenants with congested traffic during school hours, kids crossing the road, double parks, big buses and all. Hope the municipal or developers come up with a good system or solution to tackle this common problem involving schools.

So far, discounts are
( early bird + 21 day signing spa )
- 5% + 2%
- 6% + 2%

The early discount varies from unit to unit

May get additional 1% extra from total if convert unit to Bumi Lot (for bumi)

Wonder any additional or special discounts available?

Last time i went it was still under construction. Hope they already finished by now. No time to check it out till now.

From the photos above, you'll also see that there is quite a wide buffer zone (approximately 20 ft) between the perimeter wall of Lake Point Residence, and the bank of the drain.

When the future development on the current empty land on the other side comes up, there should also be a buffer of 20 ft to the drain, meaning the perimeter wall of the next development should be about 50ft away from the perimeter wall of Lake Point Residence.

Any plans from yan jian or even MPS to at least beautify / design the drain and surrounding areas?? Will mosquitoes or insects be an issue?

What about the perimeter fencing of lakepoint? I heard 6 feet tall, unsure solid wall or not.please enlighten.tq

With regards to Surrounding projects:

Next to lake point is the dreaded supposedly low /affordable multi housing project which was abandoned over 6 years plus by Luxtar company. Heard they managed to resume back. Not sure this type of project will have an overall impact on market value to lake point itself. Not sure about the other land next to LPR opposite Roponggi. Maybe mixed development project. Not sure tho.

When is expected vp for phase 1? Looks pretty fast...what happens if inished earlier than expected? Most prob they will hand in keys pnce at least phase 1 to 3 constructions completed right?

On second note, really hope security is good from fencing, guard, patrol..etc at least till jmc takes over. Few break ins already reportrd in even big residential areas ie garden residences, probably minute tho'

Wait a while, after developer pass over management to Joint Management Committee, get and pass overall consensus in building/ erecting small dividing wall or any external renovation so long approved & acceptable, should'nt be a problem/ allowed isn't it??

Lol, that's the Infamous Symphony Park
Abandoned low cost housing project for years now revived. Not mistaken back in 2011 when project launched 1 unit cost RM 120K. Then stalled for many years, now seemed like rebooted.

Idea was good to cater for low to middle income population in cyberjaya back in those days, now with that area being prime land, could have developed into some other projects. Correct if i'm wrong.

Looking at the latest above photos, look doubtful can park 2 sedan parking parallel comfortably, sure doesn't look like 16ft width clearance with the mail box and trash in the way. Back to back parking no issue I suppose. Dont' yall think?

I do see Strata Title properties such as Garden Residence by Mah Sing allow renovations ( ie : room/roof/porch extensions etc..) to be made so long as approval obtained from relevant authorities (ie: city council, developer, JMB, neighbors and those sorts). Perhaps there is certain time period in allowing to do so, not sure. Was thinking of closing up the expose yard area to convert into a wet kitchen, something like that.

Meanwhile,if it is strictly disallowed, then perhaps temporary awning to extend the porch can be made for rain protection so on. Currently, developer is setting up perimeter fencing. So far looks like mesh fencing rather than solid wall. Definitely does not look like the ones in Setia Eco Glades.lol

Club house looks good progress, too bad facilities only for condo residents right? Separate boom gate for terrace houses near the main guardhouse I suppose or the plan already scrapped off.

-yerp, was previously told by SA initially to have at least 8 feet or so solid wall surrounding entire residency. not sure what transpired following that since current mesh fence now substantially shorter. If it's temporary, that will be great but isn't redundant/non cost effective to build it later? Nevertheless, security will be a major issue, as even in Mah Sing's Garden Residence gated community, break-ins tend to occur quite frequently now and then even with CCTV, 24-hr Guards, wall, fence and what not. These are all techniques to deter potential break-ins albeit not always necessary work. Can only hope to minimize the risk I guess. So, this is something worth to keep an eye out at the moment, although I don't think anything can be done currently, until JMB formed and next decisions made isn't it?

-Went to opposite Lake Front Open Day yesterday, SAs pretty sure the villas and most of the apartment blocks can be finished by June-July 2017. Targeted for ours will be sometime March - April 2017 right?

-Any idea what's going with the man road construction? not sure whether it is just routine work or workers are installing fibre optics cable underground. Hopefully can get TIME Broadband fibre optics internet connection tho' That will be fast and reliable.

-Our main road, Persiaran Sepang is a pretty long stretch, anyone knows whether there will be U-Turns towards Setia Eco Glades somewhere along that or only at traffic lights? Will make going to MEX highway via SEG a lot faster than making a big U-Turn passing through via Pangea, Cyberview and The ARC. Thinking with the many developments there, I'm sure this main road will be very busy during peak hours especially with Union opening soon plus futhermore Gov. District Hospital Cyberjaya in the plans as well. cheers.
